I presume the pool will cost more to excavate also but I don't know an amount for this. Is it possible to renegotiate with the developer the cost of the land because of this (we are not unconditional yet, we had a subject to soil test clause in our contract). Has anyone done this or heard of it being done? Any tips or suggestions? Would be much appreciated, I'm quite daunted by how to go about this or whether we'll get a flat refusal to negotiate. Why not just let them know that based on the soil condition report you have evaluated your finances and are unable to proceed with the purchase. Then let them come back to you if they still want to sell. When they come back to you (they will). Just say, well it would put us $30,000 over budget and start from there. At the end of the day you have the power it seems so use it. If you're not happy walk away from it. Plenty of options out there at the moment.
