I've been unsuccessfully googling whether Craigieburn Highlands has the same conditions as Mernda Villages re. the time frame in which construction must begin after purchase of land. Mernda Villages in 12 months I believe? With possibilty to extend, but must be approved by Stocklands and included contract? (If this is not the case, please correct me!) Is Craigieburn Highlands the same? Does anyone has any experience with this, or stories where they were approved an extended time to build like 24 months or 24 months + ? Any information or direction to some would be appreciated. What stockland say and what they actually do are 2 different things. I wouldn't be too concerned with stockland trying to enforce it if you go over 12 months, as all they want is to sell the land and get their money. A bank is a place that will lend you money only if you can prove that you don't need it... Mernda Villages has a smaller shopping centre but has less people to service so is more than adequate. Mernda has 3 options to get to the CBD Plenty Road, High Street or Hume HWY. Craigieburn is more expensive land wise with Mernda Villages being $20k less. Craigieburn has more chance of hitting rock than Mernda Villages. Craigieburn is 4 km closer to the CBD than Mernda. Craigieburn has the Hume HWY and the old Sydney Road as ways to the CBD. In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
