Iam very excited to see everyone elses pictures and As most of you did too we purchased our block back in Feb 2013. It has been a very long but exciting/stressful journey. We are both young first home buyers. We are building with Carlisle homes (single story) I have spoken to Rochelle yesterday, at this stage titles should be this week but they arnt letting anyone complete final soil testing until after settlement last week of march. Very eager to start constuction as sdoon as possible. And very eager to meet what sounds like all our lovely neighbours. Re: Cloverlea Estate - Chirnside Park VIC 52Feb 28, 2014 7:52 pm Hi belindaleebinz, Soil tests can happen once titles happen, not once settlement happens. We have to settle by the end of March, which means that it can go through earlier than this. Would loved to have had soil tests done a long time ago. Apparently there was a period of time where builders were allowed in to do this and they got in the way and didn't do as they were asked to do, so the developers put a complete stop to anyone getting these done. Lovely! Re: Cloverlea Estate - Chirnside Park VIC 54Mar 01, 2014 8:57 am Hi again guys, Iam just going off what Rochelle told me, I really hope you are right apparently Rochelle told me yesterday titles will happen next week, but due to something to do with the retaining walls the development is still considered a construction site so until late march they're not letting anyone onto the site.. I guess well just have to wait and see my builder is very eager to get a soil test done so I can sign my final contacts and get construction under way as soon as possible. And yeh thanx Sanna, Iam hoping to pop down today if Rochelle can show us around our block, as they don't open till 11am gotta wait lol. It's been Quite a journey just a few more weeks to go woooooo Another question for everyone please?? Has anyone thought of what type of fencing they want to use? I would like to go with colorbond, but need to contact my neighbours soon to find out if this is ok. How is everyone else feeling about fencing? Would greatly appreciate. My builder has given us a 4 month build time so were hoping to be in the house in aug Re: Cloverlea Estate - Chirnside Park VIC 55Mar 01, 2014 10:29 am Hi there belindaleebinz I think the estate requirement states that we have to build a paling fences well that's what I think I read in the contract but I'm really not sure, I do however like colorbond myself as well. Re: Cloverlea Estate - Chirnside Park VIC 56Mar 01, 2014 10:33 am KB_PETERS Hi there belindaleebinz I think the estate requirement states that we have to build a paling fences well that's what I think I read in the contract but I'm really not sure, I do however like colorbond myself as well. Yes, that is correct. Minimum 1800mm high timber fences must be installed (section 7 of the memorandum of common provisions.) Excluding this rule however, a colourbond fence becomes a bit tricky as I don't think each side can be a different colour - I wouldn't want a colourbond fence that didn't match the colour scheme for my house. I also wouldn't pay the additional cost over the timber fence - I'd expect the party wanting the colourbond fence to pay this. In addition to this, I don't think it would be possible/easy to do if you have retaining walls on your properties, as the uprights for these are designed to support a wooden fence post. Re: Cloverlea Estate - Chirnside Park VIC 57Mar 01, 2014 11:34 am Yea not a fan of colourbond myself...I share borders with 5 other properties too...gonna be fun with fences :/ Re: Cloverlea Estate - Chirnside Park VIC 58Mar 01, 2014 12:14 pm Hi Belindaleebinz, the fencing guys are here right now putting up fences along the existing homes, including the house we are in renting! The fencing according to the contract have to be wooden the company Taylor's fencing has been contracted to do the whole lot, You don't have retaining walls on your block, but I think the contract will make us all conform, Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6440 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4495 |
