Are you cutting the block where the weathered rock is or is the block flat? what did the soil report recommend as far as type of footing? any piers? weathered rock is a broad term but usually means soft rock and not much of an issue usually especially if the soil tester could drill through it. Thanks for getting back to me. Our block has 600 mm fall over it so I'm not sure if where cutting into it or not They recommended h2 class waffle slab and or waffle slap with piers. Re: Cloverlea Estate - Chirnside Park VIC 846Apr 12, 2014 2:19 pm What they have said to you doesn't make sense If there is shallow natural weathered rock at 400mm then you won't need a h2 slab You may need to clarify what the soil report actually says is it a class p and they recommend a designed waffle h2 type slab on piers due to fill or some other reason Re: Cloverlea Estate - Chirnside Park VIC 847Apr 12, 2014 3:11 pm Hi Everyone, We visited this morning, surprisingly quiet, one or two other families turned up and inspected their blocks, even an inspector from Yarra Ranges Shire turned up checking on conditions of footpaths and driveways where the building permits have been issued. But no sign of any workers. rhiles, sorry to say but our big wall (we say our as we share 4m of it) has not made any progress since Wednesday, it appears they have left us and gone back to finish other walls. We know there are some famililes who must settle soon as they have site starts programmed in already, if you are one of them you need to apply a bit of pressure, you know, its the squeeky wheel... Hayley_1992, best not to stress too much, just ask your builder to explain why. You may have some bores showing rock at 400mm and others showing substantial fill, in whch case the slab will be under extra stress as the fill moves and the rock doesn't, this is of course pure speculation. We are waiting on our design, but we think we would prefer a conservative design rather than underdesign, at least you will sleep at night. A few thousand dollars is a small price to pay if you are investing $200k+. Re: Cloverlea Estate - Chirnside Park VIC 849Apr 12, 2014 5:52 pm We r doing first drive through right now. Looks good. Re: Cloverlea Estate - Chirnside Park VIC 850Apr 12, 2014 6:24 pm Very exciting to see there is a dedicated forum for Cloverlea estate We are building our first home, Stage 2A. We were initially told it would be ready by March 14 and then was pushed to fourth quater Cant wait Worth the wait Re: Cloverlea Estate - Chirnside Park VIC 855Apr 12, 2014 7:03 pm Well, we are almost old enough to be your parents but not quite. I am 44, Kate is 42. Our boy is 4, and our girl 16 months. So by the time we can invite you over we will be 12 months older by the looks of it. We dont have pets, but not opposed to them. Two children under 5 is enough to deal with. Looking forward to our next chapter in life. A few thousand dollars is a small price to pay if you are investing $200k+. Thanks Richard! We know, we have been going down daily! Daniel has been calling daily and every time he has been there's been no workers to give a hurry along! Very disappointed no one was working today.. They could have had it finished! We are eager to start building but can't even get our site costs yet as our retaining wall is not done so we can't get a site survey! We have a serge net date of this Tuesday, looks like it will be pushed back yet again. Re: Cloverlea Estate - Chirnside Park VIC 857Apr 12, 2014 11:04 pm Hi all, we are in 2A and building with SBG. Getting a little restless now considering we signed for our block in June last year and were expected to be titling around now. Surely by then they knew it wasn't going to happen. Anyway, we've met Garry and Sanna (great people, can't wait to go fishing) kept up to speed via Sannas posts (nice work Sanna) Is anyone in here on lot 2002 or 2004? Congrats to all who've settled. Lot 2003, one day anyway!! Re: Cloverlea Estate - Chirnside Park VIC 859Apr 13, 2014 2:28 pm Yeah, looking forward to it Sanna. How did SBG go with the soil test results? No extras? Got our working drawings and signed off and paid now so just waiting for the land. Can't do colours until September as tile stock may change but looking forward to it. Went to the block yesterday to have a sticky and check out the rock walls as we'll have one. Looks good. A mate of mine is in one of the blocks down near your rental that had a swale dug the day before settlement that wasn't on his plans so he's having some dramas. Do you know anything or heard anything about this? Lot 2003, one day anyway!! Re: Cloverlea Estate - Chirnside Park VIC 860Apr 13, 2014 5:58 pm Hi there, I dropped by Cloverlea today to check my block out and bumped into some awesome people (Matt and Tracy? I'm horrible with names, apologies if I got that wrong!) that pointed me towards this forum. Great to see so many people talking about the slow progress being made over the last 14-15 months. Looks like it is full steam ahead now, very keen to start building and see all of the other houses start popping up out of the ground shortly! I'm on lot 1068, building with Sherridon Homes. Any future neighbours on here? Ross Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6447 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4518 |
