It's looking pretty good, the workers start around 7.00am each morning and finish up anywhere between 3.30 and 5pm. Re: Cloverlea Estate - Chirnside Park VIC 7Jan 20, 2014 10:46 am Hi bt91, I have been told that settlements must happen by the end of March, therefore titles will definitively be going through some time before this, but they will not estimate when this will be. Our builder ordered our soil test/site assessment last week. I am nervously waiting to find out the result of this once they do it. I drove past on one of the 40+ days last week and they were working full cracker. Heat didn't stop them which is great for us. Anyone heard anything else relating to the estate that might be of interest? We are hanging out for our final soil test too, which won't be done until we get the titles... and hopefully the second test combined with the compaction report will see a reduction in our site costs... which are currently sitting at $30k. I didnt think the builder was allowed on site until after settlement. Has anyone had soil tests yet? For those who had these preliminary soil tests done, was it done on your actual block? We were under the impression that this was not possible. Were the results ok? Re: Cloverlea Estate - Chirnside Park VIC 14Jan 20, 2014 8:07 pm I was told the soil test was done on our actual block - got a copy of it in our building contract. Preliminary tests showed there was a bit of fill, which there would be as the blocks weren't finished and compacted at the time. Our site was classed P due to fill and moisture conditions caused by tree removal. Based on the preliminary soil test, we'd need a H1 waffle slab with piering and also drainage. It was a bit of a shock as our site costs are close to $30k but hoping these will come down after the final soil test. We have been on our block twice, I don't think rocks will be a problem, but other than that don't know. Hopefully settlement will be March 2014 or earlier. So who are our neighbours? Re: Cloverlea Estate - Chirnside Park VIC 16Jan 21, 2014 5:42 pm We are on Sherwood Rd, (bit of an old-school title for one of the main roads) but down the opposite end to the rain garden, along the Valley Ho side. ftdt7882 do you mind passing on which area your block is situated? Our builder has been fairly confident all along that 5k would cover the site costs, due to information that they had received from the developer. We also spoke to one of the workers on the development and he said its mainly clay base with little rocks at the rain garden end, he did say more rocky at the opposite end near Grand Valley drive. We have been on our block and seen 2 to 3 meters into the ground and pretty much no rocks at all. we where in the office yesterday and another couple where signing up. Re: Cloverlea Estate - Chirnside Park VIC 18Jan 22, 2014 3:23 pm When the builders are quoting $5k for site costs, is this for a standard slab that is included in the price of the home (so an M class I think?) or an upgraded slab? We've been quoted for an upgraded slab (from M to H1) with piering and drainage around the house, and they'll also have to cut in a bit to make the building envelope completely flat... (not much, about 300mm) so all of that (I imagine) bumps the cost right up. If everyone's site costs are considerably lower at contract, I may need to have a word to the builder! (As I've mentioned before, our $30k is worst case scenario and is based on how the engineers found our block 10-12 months ago.... so it will change!
