We are in doncaster at the moment but drive down to cloverlea often. Love seeing all the changes. I have just briefly chatted with our neighbors on the forum and through emails, they seem nice as do all on the forum. I look forward to all the new friendship. We cant wait!!! Usually you have to have selected colours and all options, and the builder would have to draw up your final home plans including all the changes (if any) that you have made, before you get to sign the actual contract to build your home. Does it say on the front/cover page "Victorian New Homes Contract"? Generally on signing or shortly afterwards you would have to have paid a substantial deposit up to 5%. If you have only paid $1,500 it is probably to do a soil test, draw up your first draft plans and present a tender to you. If you pull out now you may not get your deposit back if the builder already spent your money on soil tests, property reports, drawings etc. If it is the actual contract that you have signed, then there is a lot more at stake as your builder may legally force you to continue or pay substantial costs. If that was the case, if it was me, I would ask a lawyer what my options are. Was your contract subject to finance or any other condition? Why do you want to get out of it? If you simply changed your mind you might want to discuss this with your builder, they may be willing to give your money back. Most would-be conflicts are best resolved by open discussion. YES, you can cancel, we first signed and paid our $1500.00 to Boutique but sacked them and got a full refund (there is a story) we then gave Dennis Homes $1500 but changed our minds, nothing to do with their product, and they gave us full refund. We have now gone with Zuccala Homes and are nothing but happy, they are terrific.
