Not yet. I would take a rough guess maybe half have taps. Seems to vary on builders though whether it matters. Sanna is waiting for taps before SBG will start building, but us with Simonds don't have taps yet and they've begun clearing the land. Might not be in the best spot, but at least you got them lol unlike us still can't find ours looks like we're never going to be able to have a shower, or wash clothes, boy were gunna smell, wel be known as the smelly neighbours Hey sanna, Yes theyre not in the exact place we would like them to be were just going to have to make the driveway about 10cm thinner but its too much stuffing around to move them plus dont want to delay my build anymore lol. All permits except for asset protection and community infrastructure levy (which isn't applicable to this estate). Porter Davis have organised our Asset Protection Permit. Our conveyancer has told us March 2015 was the update given from the Vendor... i see that being extremely optimistic as this will be only a few months after Stage 2 expected title time frame. Was originally told 3Q 2015 by cloverlea sales staff and i thought even that was optimistic given the hold ups. Hey BrendonH, we are in stage 2b, and last time i spoke with Cloverlea we were told first quarter 2015 at the earliest for our titles, and the last couple of times we have visited the site, it looks like it will be that at the earliest, so i do think third quarter is very optimistic for stage 3 but I hope thats not the case, for the both of us!!!! fingers crossed. Hi Brendon, Spoke to Cloverlea today about stage 3 title release and according to them release is still 3rd quarter 2015. I wish it was earlier but oh well Thanks for letting us know. I has the same response from them, im assuming that the Vendor has given a march date from the original program and not taken the hold ups into account. I'm curious how the valuations have been coming back for people? I would expect most to have some sort of undervaluation, given there are several aspects of building that don't actually add any value to the property, but I'm curious to what degree. The reason I ask is that we will be building in stage 2, but the valuation that comes in for the total build will affect the loan amount and therefore the balance we have remaining in offset, which can affect post build things like landscaping and curtains. Would be great to get an idea of the percent of the contract price the banks have used for valuations. Thanks! Hi Danndy, Better to go to your broker and choose builder now so you would be able to get loan applied and revise one or two times until settlement of your land. It would give you better idea. Get builder who includes all site costs, landscaping, curtains or blinds etc, so you get less hassles after building. Our valuation came back at full contract price for both the land and build (CBA) Same and we are also with the CBA. Danndy - I was concerned about the build valuation too. The broker we used said she would be surprised if the valuation didn't come in at the full contract price, because we were building in an established suburb, with schools, shops etc. It's not like Point Cook or Clyde/Cranbourne where land is available, there are lots of builds happening and new builds are flooding the market. We brought our land in Feb 2013 Stage 1. We were promised Sep 2013, then Dec 2013, then Jan 2014, then Feb 2014, then March 2014 and we finally settled on April 22nd 2014. Our block was one of the few blocks in stage one with stone retaining walls this held us up an extra 3 weeks, when everyone else in Stage one titled March 31st 2014. From obvious personal experience with the delays at this estate. I would gauge a 6 -10 month push out on expected original titles. As ours pushed out 8 months and we were in Stage one. I will also add once we had settled on our land on 22nd April 2014 we were delayed again 4 weeks in not being able to build on it caused by the development (Cloverlea) not supplying Yarra Valley water the correct in Infrastructure and so we could not get our building permit finalised until May 22nd. The development is going to be beautiful once were in and everythings set up, but it certainly has not been without alot of stress/dissapointments and delay after delay after delay. I am not trying to scare anyone or upset them, I just wish someone gave me a realistic expectation of the realtity of the situtation and this is through learnt experience. Hope the other stages go smoother then stage one, however reading previous comments about stage 2 it doesnt look promissing Hope that helps Yeah I don't know why I came to a forum.
