We got a soil test report from our builder in which he said we have to pay extra for site cost as report says uncontrolled fill nearly 3m and need lots of piers, Even though our contract is Fixed Contract. Rupen Hi Rupen, We are almost your neighbours on 1063:) and also have a "fixed site cost" quote, now just waiting on soil test report to see how fixed it really is. The so called "fixed site cost" is generally based on assumptions and should really be based on the information available to the builder from the developer at the time, ie cut/fill diagrams, compaction reports etc, but it generally is subject to final soil test/survey. The sales person may not explain this to you well. It comes down to reading the fine print in your quote/contract. We got our fine print after paying the initial deposit, lesson number 1 - read the fine print first:) not that it would have changed anything. We are likely to have up to 3m of fill on our block, but this was shown in the cut and fill diagram which we all got with our contracts, check pages 43 onwards in your contract of sale. Black contour lines means retaining original soil levels, red is cut and green is fill. Yours is showing around 3m fill, but some of our neighbours are even worse at 5+m. My thoughts, I'd rather pay more and have screw piles or similar to minimise the risk. Not sure if our builder will give us the option to over-engineer. How much extra is your builder asking you to pay and how wide/long is your slab? Is it single storey or double? Best regards, Richard Re: Cloverlea Estate - Chirnside Park VIC 1055Apr 29, 2014 8:19 am Good morning,Cloverlea, FYI The rain garden is now being dug up again , this must be a least the 4th time, we now know the compaction isn't right and they have to keep removing it and doing it over until they get it right, Stage two is still hard at it, and stone walls on blocks 1026 & 1058 & 1003are all finished, and look great! Still waiting for a builder to start big question is WHO will it be! I don't care who starts somebody!!!!!! Re: Cloverlea Estate - Chirnside Park VIC 1056Apr 29, 2014 10:19 am Our builder has said late May to start and have advised we don't need any insurance as they have all theft, damage, liability and insolvency covered. They said its up to us when we construct fences but said they will have temporary fences erected and said it would be easier for them for permanent fences to be erected at the end of the build. There was no way we were letting them start (they wanted to!) without having final costs and unconditional finance in place. We are due to start late May, providing we can get our final costs this week. Fingers crossed! Thank you, i will check it out, it is a very nice colour brick, we also liked the truffle color in the austral brick showroom but again i need to see it on a house so its going to be a busy weekend driving past lots of houses!
