In fact, I don't think any block in the entire estate over the next 2-3 years will be purchased after earthworks. They will all be purchased off the plan.

If it turns out you don't want P class then your only option is to sit on the block and sell it. Which from memory we can only do 12 months after settlement.

The best thing you can do is ask for engineering drawings and look at the NSL (natural surface level) and the FSL (finished surface level). This will give any builder a basis to work off in calculating slab requirements. Notwithstanding this, if developer xan provide a Level 1 compaction report jt helps in reduced site costs.
