Our convenyecer just rang to say titles 1 week off plus 2 weeks settlement! So land is ours in 3 weeks? The developers have thrown in a sweetener for anyone who can settle before match 31. Due to the delays etc. They must need the $ asap. It was noted in the letter sent to your conveyancer or who is doing your legals. Re: Cloverlea Estate - Chirnside Park VIC 247Mar 20, 2014 3:55 pm I asked our conveyencor about this today and this was the response: 'Not everyone has been offered this deal, I am not sure on what basis they are selecting people, did query them on this yesterday as we have several clients purchasing in the Estate and only received this offer for one of our clients. Since you also have a Bank involved they usually require at least 10 days to prepare for Settlement from the day we are notified of Registration So we probably would not be able to take them up on this offer anyway.' We are building the majestic28 with bellavista twist Apparently there are 6 SBG builds in stage 1 SBG have 3new display homes being built in cranbourne just up from the existing displays, we went for a walk through , looks good! very exciting for us all, Yeah we're in stage 2 and building the Bellavista 33 with a few upgrades. I wasn't aware that they were building new display homes, might have a look in a few more weeks. How far into the build are they? There are several NEW easements on lots in stage one that have been included in the plan of subdivision lodged. They have not been included in many of the previous versions of the subdivision plan (depending on the which you have seen). They are small and may or may not impact you but it's best to be aware. They are mostly along side fence lines and appear on lots: 1110 to 1116, 1025, 1027 to 1030, 1039 to 1041, 1081 to 1083 and 1085 to 1089. There might be some others I missed out on. I believe these have been included due to the retaining walls being in the wrong position (built on the adjacent lot). I'd say one of the many reasons that has held this project up and delayed settlement. Re: Cloverlea Estate - Chirnside Park VIC 256Mar 22, 2014 9:36 am I'm no engineer/planner, I'm just going on what Council has told me the other week. Someone stuffed up and built them on the adjoining lots, it won't change your lot size as you will still have a retaining wall, maybe it'll just be on the opposite side to where it should be. Some people may already know, some may not. I would want to know if it was my lot. They apply mostly the retaining walls that are on the border with neighbours on each side (length). Example, retaining wall for lot 1111 was placed on lot 1110 instead of 1111 so the plans had to be amended to create a whole heap new easements. A lot of the lots now have easements on all 3 sides, not just at the rear. New plans = delays. But no more delays now that the plan of subdivision has been registered Council also mentioned that Cloverlea still do not even have permits for stages 2 & 3 yet, so hopefully they get cracking with that too.
