Browse Forums Buying Land 1 Sep 30, 2012 10:52 am Hi all, We've recently purchased a block at Berwick Waters in Clyde North and would be interested to hear from others who have done the same. At the time we purchased our block, land titles were expected for August 2012. Since then, they have been pushed forward to December however we've heard further comments that they are likely to be pushed forward again, to February 2013. We've picked everything and are ready to go. Was your developer forthcoming with info relating to title delays? We are aware that delays are common and have been prepared for them to occur but still haven't had much information or updates from the developer. If your estate is like ours, then the staff at the estate office probably don't have the updated information on this - the lady at ours is useless. What I ended up doing was calling the head office of the developer and speaking to the actual project manager for our estate. She's been extremely helpful and happy for me to communicate with her directly. Might be worth a try? What builder have you chosen? Although I'm hesitant to as I don't want any more disheartening news. Hopefully they are as helpful as what you experienced. Carlisle were very generous and let us redo our contract to avoid build delay fees. Originally when we first inquired she told us december, then the first quarter of 2013, ie jan to march, and now its looking closer to Feb. I did a drive by last week and there's some street lights up! That's gotta be a good sign, finally! As i'm in stage 4, i think mine will be further off. She said she gets updates every 2 weeks regarding the progress.

Good to hear from another resident! We have bought in stage 2. I took andystar's advice and contacted the developer, they are sticking with December for civil works completion in our stage. Went down for a look on the weekend and site pegs are in, seems they have started to pick up the pace a bit! Hopefully things continue that way and dates stay on track. Have you had much more info from the developer? Apparently they are having an 'open weekend' there next weekend with a bus tour of the site. We received an email regarding it. Had you heard of this? We were told a few weeks ago that it should title in the first quarter of 2013. I have since emailed but no response! It's great to hear from other people that are building at berwick waters!! Have you had any response to your email as yet? We had been advised to expect Dec settlement in Stage 2 but received an email newsletter today advising that its been pushed out to Feb. Holefully that doesn't push stage 3 out further too! Have you decided on a builder? As much as you think you're prepared for the delays it's still hard not to be disappointed when they're confirmed. We can't wait to just get started, building with M*tricon. I'm in stage 4, we signed the contracts in October this year, so haven't been waiting that long compared to some of you . They have always said first quater of 2013 for us, so at this stage the date hasn't really changed as March is in the first quarter. We're building with Porter Davis too nique01, good choice! Due to sign contacts in January next year for a site start of May. Hope it all turns out well for us. Have you signed your contacts yet? We have signed contracts and all ready to go just waiting. I am not exactly sure how loing it takes from settlement to when you can start building, I will need to ask that question. We've made a few modifications to the plan and we're really excited! I love the layout, it has lots of open space. Some of the other designs were too closed in and had too many walls everywhere. We have signed a fixed price guarantee up until May, so if we don't end up starting until June then there will be a $1000 increase in the price. What month is your contract price fixed up until? Are you getting any promotion emails from Berwick Waters? Maybe it is going to your junk inbox? Did you make any modifications to your HIA contact with PD? Love the layout of ours too, just can't wait until its all finished and we can move in. As of feb we pay $500 per month but not too fussed about it as we got a great deal when we signed and we got the big first home buyers because we signed before July. We paid a few thousand on our contract to lock in the price also. We added extras on but didn't modify the contract. It has changed to Riverstone Boulevard. Very exciting to see signs and footpaths in! Yeah I don't know why I came to a forum.
