Browse Forums Buying Land 1 Sep 11, 2012 6:25 pm Today was the day! We have finally made an offer on a block of land in Stroud NSW. I am excited and anxious about this and the following processes. Our initial offer was refused so we have counter offered and hope that some middle ground will be met, although we would be fairly happy to also pay the asking price (but if we can get it cheaper why not?) We are a family of 6 living in a 3 bedroom house with one toilet & bathroom which as you may well know is not very practical.. We are looking to build on the land fairly soon after acquiring it... I am pretty sure there will be many many questions across the forum as we progress from purchasing land to the build and beyond. We have been avid readers of the forum since stumbling across it a few weeks ago. Stroud NSW Offer on land accepted 13/09/12 Re: Made An Offer On Land 2Sep 13, 2012 9:02 pm Congratulations!! We signed an O&A on Saturday last week and it has been accepted. We are on the other side of the country though and our titles don't come through till December. We have to sell our current property and hopefully we can rent it back from whoever buys it. Otherwise we need a rental for the two of us and 3 pets in a tight rental market. At worst we may have to board the pets for a while but we are hoping to avoid that. Your living arrangements definitely sound uncomfortable at the moment but here's hoping you'll be building very soon and moved in soon after. Keep us updated as to what happens with your counter offer. Re: Made An Offer On Land 3Sep 13, 2012 10:52 pm Thanks, we got knocked back on the counter offer also but after some back & forth discussions we finally hit a price everyone was happy with (asking price lol). So now the fun begins! We have pretty much picked a house & builder just need to do the groundwork and tender to be sure it is what we want & within banks idea of our budget. Good luck with your house sale and renting back SmithiesWife. The rental market over this side of the country is tight too. We are pretty lucky as we are renting my ex husbands shack for minimal rent and it's not like he is gonna kick his kids out anytime soon. The downside to that is every time I pay rent I cringe at the idea of paying my ex husbands mortgage off one payment at a time so the sooner we build & move the better. Stroud NSW Offer on land accepted 13/09/12 Re: Made An Offer On Land 4Sep 14, 2012 7:46 am Congrats on your land!! Until we built last year we were a family of 7 with one loo, so you are more blessed than us!!!! All the best and very exciting for everyone. Re: Made An Offer On Land 5Sep 14, 2012 12:22 pm room2move2012 - At least everyone is happy with the block price and though you may be paying the ex-hubby's mortgage it is better than having nowhere to live. Congratulations again! Thanks for the well wishes too. We are letting our neighbour know today that we're definitely selling and we need to know what they want to do. Otherwise we will be going through an R/E and have to do some stuff to the place before we put it on the market. However, we want to get it sold ASAP. Our builder has a good idea of what we want so they are doing some drawings and pricing up for us now but could be a couple of weeks before we get anything back from them. Best of luck with everything. kiwi - That sounds like a logistical nightmare! Sounds like everyone is more comfortable now. Re: Made An Offer On Land 6Sep 14, 2012 12:48 pm 3 bathrooms now.....one of my own ( well, mine and hubby's but I sometimes make him use one of the kids) When you have a big family, oh the bliss of your own space!!!! It is fantastic ! Re: Made An Offer On Land 7Sep 17, 2012 5:15 pm Guys, so is it not Buyer's market? RE Agent has advertised this land for 270K+ price. When I told him I might offer less like 250K, he was pushing for this may not be accepted as this is much lower than the asking price. Any advice would be appreciated guys. Re: Made An Offer On Land 8Sep 17, 2012 5:32 pm macmaz, offer..they will only say no, or you might get it if they think you can only go that high. if they know you can go higher, they wont accept it. never tell them your top dollar. offer a fair price and if you think that is less than what they are asking...then go for it. Re: Made An Offer On Land 9Sep 17, 2012 6:18 pm Congratulations on the land, we were in a 14 sq house with one loo.. Not as cramped as you by the sounds of things, but it was the reason for selling up. Now the fun begins. Good luck with your build, we are nearly at slab stage so very exciting to see all the 4 months of paper work come to life. All the best. i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 16001 Brass or 2) Stainless steel made - which Kitchen tap is good for drinking.Brass kitchen taps in Australia contain lead… 0 6734 |
