Browse Forums Buying Land 1 Jun 17, 2012 1:00 pm Hi, This is my first post and I'm looking forward to everyone's response and advice. We've recently purchased a lot in Fairway Drive. I believe the land is still unregistered with registration due at the end of this month. Settlement is 2 weeks after registration. I've had a look at a few home builders in the meantime and are looking (no tender yet) to go with Eden Brae. EB has informed us that they cant go ahead with tender/plans, without a LINEN PLAN (which shows bearings on boundaries). We (us and EB) have contacted council on separate occasions and they've informed us that there is none on file. We've also contacted the real estate agent to ask the vendor. That was 2 weeks ago, and still no response. EB has informed us that usually a Linen Plan is required for DA approval and they don't know how they got one without it. Very concerned, so any advice or assistance is greatly appreciated. We've already paid our 10%. Re: Fairway Drive - no Linen Plan 2Jun 17, 2012 4:29 pm Hi there. I bought my block the same. The linen plan just means it's a a more 'developed' stage to finish the subdivision. Some developers will want to try and cash up with a few block sales before progressing with too much planning and capital works stuff. At this stage, they are still leveling the land, cutting up lots, putting in storm water drainage, etc. Guess your suggestion about selling off land early turns out to be right... Also due to the rain, it won't be ready for registration by the end of the month... He says another 2 weeks...
