Re: What's wrong with this block? 2Mar 10, 2012 6:50 pm Hello, I don't know the amenity of the area, my guess is the block is not wide enough, though looks very deep. The site works could be too expensive, would it be a slopping block? I would look at the sales price in the area, 369k was achieved in 2010. Property has had a decline in some areas. Blocks opposite me where asking 175k in June 2010, now listed for 145k and still not moving. What condition are the neighbouring properties? Buyers would look around up to 240k for land and then another 200k for the house, in States like SA and WA. Average price of houses is 455k in WA now. Re: What's wrong with this block? 3Mar 10, 2012 7:05 pm Google maps shows there's already a two storey block of units in its place. Id hazard a guess to say that the site costs would be enormous(demolish, grading, kicking out all the tenants, etc) even though it's flat Building with Jandson Homes - Eclipse 18. http://adgnetworks.blogspot.com/ Re: What's wrong with this block? 5Mar 13, 2012 2:47 pm I guess the noise and hard to construct next to apartments. Privacy is probably one of the issue with this block too. Unless the block can be developed to something like next door for investment, I would say no to live on a block surrounded by apartments. Re: What's wrong with this block? 6Mar 13, 2012 3:00 pm I'm familiar with the area too, I think its more that its opposite the oval than the apartments next door, its a narrow street at the best of times, and with no standing on the other side of the road on game days I think it would be a pain to get in and out of the block. Might get a few bins outside you place on collection day from the apartments... 2 31345 there is only 20% difference in concrete strength between 20 mpa and 25 mpa, so check with your engineer first if it fits his calculation tolerances.
