Browse Forums Buying Land 1 Mar 05, 2012 9:04 am Hi, We have been told our land will title in April/May with works progressing really quickly. I am just wondering if anyone is aware of what needs to be done before the land can title. All the underground works are done, im just wondering if anyone knows what needs to be done above ground, I am perhaps a bit (or alot) obsessed but I would really like to be able to know so that I can keep check of it as it is done. So a few obvious things that come to mind are: Guttering Laying the road Crossovers and Footpaths Street signs Street lights Pegging out each lot. Can anyone tell me what else they would need to do before the land is ready? Thanks to all Re: What is to be done so that Land can Title 2Mar 29, 2012 6:11 am You can add sorting out the storm water drainage (ie., drains in the street, access points for easements, etc), actual connection of the stage to existing water/gas/electricity infrastructure and installation of all necessary access pits and control points/transformers (for electricity), Telstra will also need to come through and sort out all of their copper (which they wont have done yet), levelling of the blocks themselves and clearing of surface debris. After that you'll be waiting for the town planner/council surveyor that everything has been done according to the development plan set out in the subdivision application - once that's done the land titles office has to do their thing as well and there's not a single thing either you or the developer can do to make them go any faster they they do. Just hope no issues are raised by the town planner/council surveyor as that is what will hold things up. Rain is also an issue (the golden rule is that you can't dig when the ground is wet) - but it looks like we're going to be ok for the next couple of weeks in that respect . Some people apparently have nothing better to do than comment on other people's sigs.
