Still waiting on the land to be finished in the estate. It was majorly delayed and now they are up to putting in the footpaths and crossovers. Our block has about 800mm of fall over a span of 23meters... So when you look at it, there isn't much of a slope. I love bacchus marsh. It is what Werribee was around 10-15 years ago. Calm, quieter and much nicer. If you need all the amenities that are in Caroline springs then going to bacchus might not be right for you.. Where as I like the town. The next stage seems like it has some pretty good blocks. Maybe go out and visit. They will be putting up a shopping centre right next door to the essence estate. I read somewhere the land was meant to be titled in feb but I'm sure they mean feb 2014! Lol. It's not that I necessarily need the amenities, but I am used to the convenience. I do love bacchus as well, it's beautiful and has a very sweet magical quality to it. I went there to visit Cones n Candy once and spent a good 4+ hours there just chatting with people. I remember feeling like I was "home". First time I got that way since moving to Oz. Something that concerns me is resale value there. I'm interested in a house 29-33 Sqm, which is a bit beyond the median house range there currently. I'd like for my property to appreciate and hopefully sell relatively easily if i do move but not sure i foresee people clammorning for bacchus in the future. I sure wish I was a psychic! Lol I saw the plans for the shopping center, which looks promising. From what I've heard they've been building in Melton for 6+ years and they're only now doing minor renovations to Woodgrove, which I think is a shame. Do you have an opinion on the commute to the city, etc? I read that in peak traffic it can take 90minutes! Are there many people moving there? Do you think there will be more? We are on a smallish block of 525 square and have built a smallish 4 bed with second living area with ARB homes in the College Green Estate. The build cost was good, resale looks good too, but that is only going by houses sold that are similar size and location. If you are interested in the future plans for the area, there is an urban plan for the area on the Moorabool shire website, which looks at the next 30 years, could have a positive bearing on house prices in the long term. I think there are some reasonably sized plots in the new estate just off hallets way before the freeway. The walk to town is only about 25 minutes from there. For us it has everything we need and the shopping mall in Melton is doubling in size over the next couple of years so will give us more shopping options. Watergardens is only 25 minutes away too. I commute to the city by train, takes 45-50 minutes in the morning and a bit longer in the evening, but pretty much always get a seat. On the odd occasion that I have had to drive into the city, I leave at 7am and are parked by 7:45, but I think leaving any later, becomes problematic with the western ringroad and westgate bridge. My wife commutes by car to Tullamarine at all times of the day and rarely takes more than 45-50 minutes. Where was 'home' before Australia? We moved here in 2010 from England. I live in Werribee at the moment and in peak it can take 55min, which is a huge amount considering Werribee is just up a big freeway to the city. Also, I work from home a lot, and only go into the city when I have a meeting etc... I love bacchus marsh... Our land is now at the stage of the crossovers are going in and the lamp posts are all up and they are doing the other side of the road footpath and crossovers, so I shouldn't think it would be far away now. That commute from Werribee seems crazy. They've really got to address these highways and make them more efficient! That sounds perfect that you mostly work from home so you don't have to worry so much about the commute. I work from home too but the bf works near tullamarine and would have to commute almost 2 hours everyday :/ in the end that was one of the biggest reasons why we went to Plumpton.
