He suggested Stonehill instead. I liked Essence because of the size of the blocks. I haven't been out there yet, although I think we did drive by it a couple of months ago. It seemed pretty flat up there to me, so I'm a little confused! Are Essence and Stonhill right next to each other? Buying land in essence estate in Bacchus marsh VIC 3Mar 06, 2012 5:29 pm It depends on the builder I guess, it's pretty flat and one of the major things i liked about essence is it will have the nbn where as stone hill may not, they have already started on the nbn at essence you can find that out via the nbn.co website We considered stone hill but thought it was more hilly than essence, we went to one builder and said they would rather stone hill as it isnt as hilly, yet all the other builders we went to (and believe me, we have been to a lot) said essence is better.. We were originally looking at Porter Davis and they had house and land packages at Essence (and Grand Lakes in Lara, where we're also considering - we've been looking everywhere!), so we thought it must be pretty flat out there if PD were considering it. Went and saw a Sherridon house yesterday and really, really like it. I just can't get much feedback on them at the moment. We need five bedrooms, at least one study downstairs (preferrably two) and a theatre room. Big kitchen with big pantry is a must, too. Finding all that in one house is not easy and the Sherridon Entertainer seems to cover all bases. If only I could find definite positive feedback on them. Have also heard that their colour selections range is extremely limited. We'll get there one day! You get so much choise as standard inclusions, tho it does depend which range you go for and your budget i guess. I liked Lara, we nearly bought there but i have always had a soft spot for Bacchus Marsh... WOW a 5bdrm house..that is big got a big family?? Hope your land hunting goes well... Please dont get me wrong earlier about StoneHill, they are good plots... and not sure about the NBN thingi... i think the developer didnt do it thats all... and they have already started their estate.. That's the whole reason we're looking at building again. We don't like the idea of the kids sharing rooms as the ones they currently have aren't huge, about 3m x 3m. We've been looking on and off for about four years now and this is the push we needed. We're not in a hurry, even if we started building today the house wouldn't be ready before the baby arrives, so titled land doesn't really matter that much to us. Of course, I'm guessing the builders think that titled land is best because they get our money sooner. There are very few established five bedroom + study houses for sale. Most that advertise as five bedroom are actually 4 bed + study. I love that the Affinity range with Carlisle has pratically everything included in the current promotion. I'm just hoping they are flexible with their floorplans. Some of their "escape" double storeys are close to perfect, we just need a study downstairs. Not sure if they are willing to add a study behind the garage wall. I know most volume builders won't modify double storeys much at all. Hopefully we'll get out and see them this weekend. We just allowed a whole heap in the initial quote so we know we are OK. Bacchus Marsh is getting so busy now isnt it? The block we have hasnt got much of a slope, however the ones that are still avail kinda do so im not sure what this means for site costs n stuff... We went to the block last night expecting something to have been started at least, but still nothing. Im concerned now they wont hit the June-July target which will cause problems for us since we have a start date of first week of August.. Lara would be my first choise.. their blocks are 100% flat and they are huge... have your thought more about there? All the walking paths are wonderful and great for a life with kids. Our only concern is travel time to the city. My husband works in Collingwood, so getting home during peak hour could be a nightmare. We're going to time it one night and see how bad it is. The blocks we were considering were in the same street as you, only on the other side and further up (you had a lot number posted on your blog, I'm not some weird stalker ). Are you saying they are slope-y? We're coming out for a look this weekend to see for ourselves. A block on your side of the street would have been ideal, but they've already been snapped up. Any idea when the next stage is available? We're considering two blocks in Lara, one is already titled, but a little too narrow depending on the house design, and the other is expected to title in July. A sales rep (can't remember which one now!) told us that Avalon airport is becoming international in the next few years, so that's got to add even more traffic to the area. We don't mind the noise of the planes, we're 15 minutes from Tullamarine airport now and the kids love watching them. Hope your land titles when it's expected. That's always a risk, I think. I have no idea when the next land release is there, what lot number r u thinking of? It's a lovely part of the world, but just not right for us, we just didn't get that WOW factor that we did in Grand Lakes. A friend who lives in Hoppers Crossing (works in Hawthorn) said it takes him an hour and a half to drive home. We're going to do a test run on Tuesday night from Collingwood to Lara and see how we go. There's no point moving all that way if we're going to be miserable there. We really do love the area, though. The sales guy at Essence still says they are due to tile in June/July, not sure how realistic that is. There's been much less work done on the roads there than there is in Grand Lakes with land that's also due to title in July. There was a hold up for some reason and I'm not sure where the plans are at currently, nor where the new supermarket will be. It is definitely needed though! I don't know if you're interested, but there is now a branch of the Geelong Library near the existing supermarket. I cannot wait for my land to b ready Re: Buying land in essence estate in Bacchus marsh VIC 16Jun 19, 2012 5:48 pm Hi all, I presently live in Lara and am building at Grand Lakes, on Yoorok Drive in Stage 16 (titles Nov/Dec) which is just around the corner from you LMcNish! I commute to work in Melbourne but I usually take the train, the Geelong VLine line is super reliable compared to Metro and much faster than driving as it takes around 45-50 mins on the train to Southern Cross. I work in the CBD though so no issue getting off there as my office is only a few blocks away. Driving can be a pain which is why I avoid it but it hasn't taken me less than an hour and a half in morning peak yet. On the way home if you get to the bridge early (before about 5:15) you manage to miss the worst of the traffic and will easily be home in under an hour. I used to work in Footscray, it actually took me more time to drive from my house in Airport West to work than it did to get there from Geelong on the train. We spend a fair bit of time around the Grand Lakes Estate as the playground there is awesome, as are the walking tracks. So exciting to be moving out there as we live on the other side of the tracks at the moment. Also have been told by the developer that our side *may* (contracts permitting) have NBN connections, woohoo. There are plans for a new Supermarket but it may take a loooong time to get through as they involved entirely redirecting the main road through town. It will happen though, if not there then somewhere else in Lara. It's not so bad given that Corio Shopping Centre is 10 mins drive away & there's 2 full range supermarkets there. They said it would be started in June/July 2012, i guess they still have a couple of weeks left in July to still meet their commitment. They are saying it is stalled on our estate as they are using the equiptment from the neighbouring estate StoneHill because their basin isnt large anough for the estate according to the Water Authority. As you said in another thread there were many lots that were sloping and you snapped up a flat one. Any other info on the lots you happen to see, etc? Also what did your soil tests come up as? I'd just like to know as much as possible! I loveeeeee the area but am a bit concerned about the amenities, not much going on there! I'm used to the caroline springs watergardens shopping as I've rented here for several years now. Hope your boyfriend is doing even better now!!! Yeah I don't know why I came to a forum.
