Partner and I are in the process of building our first home at an estate in Maitland NSW.
We have not yet signed the papers or gone to tender, but we have pre approval, sufficient loan in the bank,
and have put $1000 deposit on the lot we want.
Only thing holding us back is our fear of hitting rock during construction - being first home buyers and building,
we dont know the first thing regarding any of the process - esp to do with hitting rock.
We have no clue what $$ were looking at cost wise if they hit rock during construction?
I know its very case by case base, so am looking for anyone with a case of hit-rock who can share their
experience with me,... Is it 2,000, is it 5,000, 10K, 20K, 50K ??? =S no idea
Especially love to hear from anyone who has built at Maitland to know if you did
or did not hit rock?
Before were willing to sign the papers and move forward, we need some more clarification around the potential
cost for hitting rock... even a worst case scenario ball park figure is better than the complete unknown...
Our lot is 512sq/m and is a "flat-block", apparently of M classification, though our lot specifically has not had
bore-drill done on it??
Any advice/help/info would be immensely appreciated
