Browse Forums Buying Land Re: Cranbourne West -Casiana Grove 89Dec 13, 2011 3:47 pm investa Ok cool, do you have to pay for retaining walls? Ours was a fixed price site costs so was 9.1k. If we needed retaining walls it would have been included. So therefore I'm thinking builders are trying to not use retaining walls path to save costs. We didn't have a day in it as well. Builder just left me a MSG saying this is what's happening and expect 4 weeks to find out. How much was your site costs? Yeh was a few house up your way near the golf course. One other one around the corner facing the golf course. They are just site scrape. I bet they"ll have slabs before Christmas! Exciting for them but yeh I'm a bit jealous too even though we are not in a rush. Haha trying to save for other things. Yeh we have fixed site costs which is good. Hopefully all the fibre services are available when we move in. We're quite keen to get started and get in now. Still waiting on final drawings though but that's not a big thing. Our site costs were already built into the house price so I'm not sure how much they were to be honest. I'm just glad we didn't have to pay for the retaining wall. Hi investa, You said you were applying for a dispensation for the garage wall height. How much higher is it than the allowed? Re: Cranbourne West -Casiana Grove 92Dec 19, 2011 12:12 pm investa Avg height allowed as per council is 3m and max of 3.6m. My cut and fill garage height came in at 3.28m. Do you know how high yours it yet? It's within regulations cause we're not applying for a dispensation, we're going down the retaining wall path (so cutting the site to comply). I leave all the stuff to my partner and just concentrate on making it look pretty hahahahaha. Re: Cranbourne West -Casiana Grove 93Dec 25, 2011 12:18 am Hi everybody! Just got an invoice from the builder, now the smart wiring is compulsory and I got extra $2K added to my account.... I wonder if someone got already any pricing for their serveries as Inet, TV an tel? Are we obliged to use opticomm's services only, or we can get contracts from others e.g. optus or tpg? Re: Cranbourne West -Casiana Grove 96Dec 25, 2011 2:44 pm Our smart wiring was 2.4k which included two Tv points, three data, two tel. Cabinate in garage leadin trenching and ir hub. We chose Casiana because at the time they had 10k discount plus it not close to the freeway and right next to golf course. Anyone else notice the signage on hill? Future park will be coming soon! Hi Investa, My concern is the cost of the telecom services and not to be locked to only one supplier. Sometimes new estates are limited in their choice of internet providers. When we got to making our choice we just asked a dozen of different sales people, from different builders and realestates just one question: the best potential for the growth in the south-east. Everyone pointed out to Casiana/Alarah, even-though less expensive options still remained in the area. So we will see. Also the area is a walking distance from the school and next to the already established area. Much better than a fenced in the middle of the field and looking lonely estate. So far I am very happy with the choice. Yes, the park is coming soon ! Nevertheless it seems like they won't start planting the trees before end of summer. Re: Cranbourne West -Casiana Grove 98Dec 27, 2011 10:21 am Hi Nck123, Have a read of this thread on whirlpool about private service suppliers vs NBNco pricing. http://forums.whirlpool.net.au/archive/1788037 Also found a news story about that thread on Delimiter. http://delimiter.com.au/2011/11/03/iinet-blames-wholesaler-for-high-estate-fibre-prices/ I think once all three estates are estabilished and once they build that school in the middle of the fields, it would look like one big suburb. Also I heard there would be a few more estates going up in the future where the empty fields are. One below Ambrosia and a few other parts. Just wondering when they will build the proposed primary school? Might have to give the council a call one day. My son is turning 4 in Feb so it would be good if the school was built asap! haha Have you seen the Cranbourne West Prestinct Structure Plan? I think Alarah would be in the best position to benefit the most from all those new proposed developments opposite the estate on the other side of Hall Road. I think Ambrosia is furthest away to benefit, you would have to drive where as Casiana Grove and Alarah, you can walk over to the future shopping and business/commercial area. Heres the link to structure plan: http://www.gaa.vic.gov.au/Assets/Files/C102_Incorp_Doc_Cranbourne_West_Precinct_Structure_Plan_January_2010.pdf Re: Cranbourne West -Casiana Grove 99Dec 27, 2011 1:56 pm oh, man you are well versed in the matter! Respect! well, I would not expect anything soon in the area in regards to the schools. You need to go to St Peters College and book your kid in! I am very pleased with the quality of their school especially after the luxury of schools which are available in Mt Waverley. They have all what is required for a kid at the St Peters, the rest depends on the parents. Also if you caompare with general Melbourne Metro development plan, you will understand the prospects of the south east. IMHO the area has the best opportunities in comparison with the other areas. Study the plans and you will see Ambrosia would be the least in the area, nevertheless Alarah is a good choice too. Except that the Australand is a more respected developer (for Casiana Grove). I think that the area will have all what is required for a proper lifestyle expected.
