Browse Forums Buying Land Re: Building in Southbank, Sheidow Park 121Oct 21, 2011 6:40 am We didn't receive a LMA for the house but did get a 'Memorandum of Encumbrance' (stating the Folio number) from the Conveyancer. On a positive note, the hubby drove past the estate the other night and said that he saw the street lights working so they must be getting close.

Thank our lucky stars that settlement is only just around the corner, or we would have lost the block. Book in final interview then the next roller coaster ride starts. Re: Building in Southbank, Sheidow Park 131Oct 28, 2011 11:32 am Hi all, Just spoke to a lovely lady at Fairmonts, and gave me the run down on what is happening. Hope you are all sitting down when you read this. As you all know: 1. Titles have still not been done this could take 2-3 weeks 2. Once in Council, the planning stage is between 8-12 weeks 3. Then a final builder Interview is arranged once the planning dept at the Council are happy. 4. Depending on what happens when that start excavating ??? weeks 5. Then about 2-4 weeks after that, the slab should be poured So it looks like almost 5 months till we may see something. Which is a big bummer, but if you have highly reactive soil as we do this will be a good thing as it is best to pour the slab when the ground is expanded with water. This information is only a guide. I hope I have not put a dampener on your day. Re: Building in Southbank, Sheidow Park 132Oct 28, 2011 1:10 pm Thanks Boostyboy, however I do believe it all depends on your Builder. Ours works very differently to most, and our plans are already in at Council, and our Builder is currently working on other things even tho our plans arent approved yet. So we should be full steam ahead when the land settles. We're going away from Jan to March so they better hurry up! Re: Building in Southbank, Sheidow Park 134Oct 28, 2011 10:39 pm We are also building with fairmont and i got told something a little different - that our house plans arealready in council, but just waiting on the LTO to confirm settlement ie the 8 november. We will see, we are also stage one so maybe different!!! xx Re: Building in Southbank, Sheidow Park 135Oct 30, 2011 9:00 am Very excited we have a settlement date for stage 1 and one heard the date of stage 2?? We worked out we have been trying to get this land for over a year now. Fairmont first told us they were hoping the land release would be dec last year!!! Hopefully the fact the everyones plans have been submitted in council for a while (ours since May) that they will start the approval process now. We are still yet to complete our final selections. We went in the other week and one of the lady from direct int was telling us that the warehouse has been discontinuing lines and do so every now and then and said they have had to ask a lot of people to come back in and re-select. I dont want to select something and then be told later that i cant have it, im sick of looking at colours and tiles and waiting for the house to be built haha. Here is hoping for a fast approval process for all of us Re: Building in Southbank, Sheidow Park 136Oct 30, 2011 1:59 pm Hey k8_, We're from stage 2 and were given the same date as stage 1 I think of the 8th of November. I called LandSA and they are trying to pretty much do everyone at once....I'll believe it when I see it though Re: Building in Southbank, Sheidow Park 139Nov 07, 2011 5:13 pm Has anyone else's settlement been pushed back till Thursday?

We have bought in Reynella Risa (previously Nottage Rise) and researching our footings i came across this post. The soil we have is E-D but we don't have a sloped block (well we do if you call a one meter drop from right to left). Our variation came back - $47,000... which i don't think is right. Looking on here the average is around the 25kish mark. So.. i guess the motto is buyer beware. Dont choose a cheap builder as it looks like they try to recoup the 'free' stuff!!! We are now contemplating cancelling our contract and going back to the drawing board. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110592 |
