The soil is terrible and we have had several turf companies come out and all have said it is going to be a BIG job! Either way, getting someone to do it is going to be expensive, and doing it ourselves is likely to be back breaking. Is anyone else laying turf or trying to seed? Basically they are saying it's too rocky (there's LOTS of limestone too) and they will need to get some rock breakers / bob cat in to dig them out and truck in a lot of good soil. But of course this means lots of $$ (which I am not willing to pay for grass!). Plus the fence is up, so any machinery could be difficult! We had started to try and dig it down a little by hand with a pick and mattock, but my word it was tough! Plus we now have two dogs who, if we try and seed will just tear them up! But I thought I'd ask the question and see if anyone else was having issues. Hope all is well at your end! I am looking at buying a block in the new estate just off Cabin St. The block is 475 sqm, and im hoping to put a 220 sqm house on it. Im fairly new to this, so would appreciate any recommendations people have. I like the Devine Glenelg 220, but am flexible, but dont want to go over the top on price. We have recently moved into a newly built home in Southbank and love the area and our new home. Off the top of my head the two things that I would recommend would be to look into the design guidelines (encumbrance) for your block. We bought our land though RealtySA and was told "The area occupied by the dwelling, garage and/or carport should not exceed 40% of the total site area." Also most builders have only a minimum allowance for footings so it is always best to allow extra in your budget. Our footings cost us an extra $35,000. I hope this helps

Have you been given a revised handover date yet? We went with Jessop for fencing and retaining walls after he was recommended by our neighbours who had used him.

Things have been moving along, we had our last bit of money injection into the concreting, solar & shed, so it is back to saving to do the next project which will be a concrete floor in the shed, speaking of which does anyone have any left over reinforcing mesh laying around they don't want. If so just let me know that would be great cheers. It's great to see the sub-division growing with everyone's house taking shape, I have noticed there is a lot of young family's in here which is great for all our children, it's a great little community.
