Re: Building in Southbank, Sheidow Park 42May 30, 2011 10:27 pm Hi all, I'm not sure if anyone has been to the development site Sheidow Park (Stage 24) recently, not only have they done the paving they have planted trees along the land between the curb & paving not sure if the trees will be in the way of anyones driveways hope not, but I'm sure once development starts there will be a few flattened trees and broken pavers. Re: Building in Southbank, Sheidow Park 44Jun 05, 2011 5:14 pm Hi All Believe that most of the trees that were planted are Blue Gums and not appropriate for the Extremely Reactive soil...Damage to Footings etc. Have spoke to the council on how trees like this with large root systems were approved to be planted in the estate...They advise they should have been ornimental pears which I am not sure if their root system will effect the footings same as the Blue Gums should they be replaced. We're from stage 1 and we were supposed to settle yesterday but have been told by our conveyancer that it has been delayed due to problems with the land titles. Haven't heard anything from RealtySA though.

My block was one's that belonged to someone whose finance fell over. So we actually had title ready to go instantly. But I've heard so far with Nottage Rise they were expected settlement April 30th (Or something like that) now at this stage moved mid to late June. My parent-in-laws are buying a town house in Seaford Meadows. Which was originally apart of a huge corner block turned into 9 town houses. They all now require seperate land titles, they have been waiting just over a month now since their expected settlement date. Was meant to be April 30th 2010 and didnt settle til end of June 2010. Titles hadnt been worked out yet. Re: Building in Southbank, Sheidow Park 52Jun 22, 2011 3:15 pm Hi all, Just been talking to Council regarding the Blue Gum trees planted at the estate and was advised that they will be removed in the coming weeks and saved for planting elsewhere. New replacement trees will be planted after the houses are mostly built to avoid tree losses through the process. Makes sense to me...Also advised that the owners will need to contact council when they are ready for the trees to be planted and will be slotted in at the appropriate season for planting. Big relief for me...Didn't want these blue gums sucking all the moisture out of the soil near the footings and causing cracking. Can't believe they were planted in the first place.... I'm currently living in Southbank Stage 13, looking to build again though. I was too slow to get into this new development, but realistically wasn't ready to build yet anyway. As a life long resident of Marion Council (32 years) I have seen that many different and inappropriate trees planted, cut down and replaced only to be cut down again. Or nice trees butchered by whatever passes for a council tree pruner these days. Although I have to say I am happy with my current tree. It is deciduous but it's better than the gum trees on the next street over, dropping sap and those sticky red flowers everywhere, ALL the time. I tried it out the other day, not as good as http://www.studiom.com.au/envisage from Metricon. They need to have a bigger selection of there facade's and the colours are a bit off. I choose the bricks for the house and they looked nothing alike, same with the other colours for the selections ie roof, gutters fascias etc. So hopefully they can fix it to give a more accurate look and feel of the house design scheme.
