Browse Forums Buying Land 1 Oct 08, 2010 3:56 pm Good morning everyone, I got frustrated trying to make a decision about something so I thought somebody here should be able to help. My wife and I are looking at buying a lot of land in Doreen at 180k which is a very good price, the place is close to shops, market, doctors, wetlands, etc, etc, etc. So at first I got really excited about it. But after giving it more thought, the land has a fall of 1.9mts which increases the house costs by 20k+... and I do not know how out backyard is going to end up... will it be usable at all? The zone has a lot of house requirements that we must cover which increases the cost by 10k+ (but increases the house value of course) We MUST start building before 18 months which sounds a long time, but it is not when you have so many debts. If we never go around building because of other kind of issues and needed to sell the unimproved land we must give the first buying option to the company that sold the land to us. After building on it this clause stops applying. Doing everything so quick will put us under a lot of pressure because we will need a car which we do not have, we need to buy it as well before moving. Our original plan was to buy the land and later some day start building. My problem here is that there are so many pros and cons, and I must say that I believe that being a place where I am going to build an possible live many years, it worries me that I am just not in love with it so far, but then maybe I am just being an idiot about all this. Maybe you should be looking to getting your debts in hand before adding the stress of building, when that happens you will enjoy the building process at lot more. We are having 2 sets of steps within the house to reduce the building costs (I think it reduces the need for drop-edged beams?). It cost us an extra 6.5K in building costs to add the steps and associated safety features in the house and other 4.5K for an alfresco out the back with drop-edged beams. Another thing to take note of is that some builders will quote you an absolute bomb cos they don't really want the job, but will tell you that no other builder will be able to do it cheaper. We had one builder quote us 350K to build on the block (telling us we'd need the compulsory 2 stories plus a basement at the back) and completely freaked us out by saying we'd bought a dud block, while another builder has come back with a price of 260K. We ended up going with a builder who is always at the estate and builds on sloping blocks in that estate. While the facades aren't as pretty as others, it does come down to cost to us and they've given us comfort that they can build on the block for a reasonable price. Perhaps take some time to see what builders are in that estate and speak to a few of them. you may find that it's not as expensive as originally thought, particularly if you are willing to have steps in the house. A 1.9m fall is nothing compared to 15m on my block with a 4m cross fall where the house is going. If its your dream block you have to pay the costs. We have brought a block for 190k in Doreen, has a 2m drop from front to back & we are paying 46k in site costs with pd! This is due to the cut & fill & the retaining walls. Was a little shocked! Actually very lol. All fib now! Have learnt a lot about sloping land now. We love the house so we are going ahead! My cousin & friends have built with sloping builders, eg: classique homes & lp Warren & site costs were minimal & 5m drops! But base price of house is a lot more expensive! Have any questions pm me. In your circumstances, I'd be trying to find an estate with no time limit to start building. Then you can sit on the land until such a time as your financial situation allows you to build without so much pressure. I leave you to fend for yourself, figure things out yourself. We are building with Bentley Homes and they build on blocks with falls all of the time. They have good prices, compared to others and a great reputation to go with it. Have a look at their displays at Laurimar and Plenty River estate, we are building the Sinatra, we have ours all sorted now, color selection, tender and contract. Bentley have been great and we are looking forward to building our Home with them. Yeah I don't know why I came to a forum.
