We have got a copy of the Section 32 from the developer, and about the pay the initial deposit in a couple of days. Should I get a Solicitor or Conveyancer ? Can a conveyancer go over the contract and provide any advice ? Also, can you please recommend a good Solicitor or Conveyancer ? and how much they charge. Thanks in advance.. Re: Buying untitled land in Melb. - Solicitor or Conveyancer 2Sep 05, 2010 4:45 pm Hi baronx, I'd suggest you get a solicitor or a conveyancer who works from a solicitor's office because they are covered by professional indemnity insurance if anything goes wrong (touch wood). Don't sign anything until you have had the solicitor/conveyancer look over it for you. You might want to give a more specific location than just Melbourne if you want a recommendation. As for cost, that also varies a lot and depends on how much they have to do. My conveyancer charges $330 for a standard purchase but that's pretty cheap (in regional Victoria). Go for a conveyancer that works for a law firm. Conveyancers are restricted to performing only conveyancing work as defined in the Conveyancers Act 2006. Law firms that provide conveyancy service are able to perform ALL LEGAL WORK associated with a conveyancing transaction. There are always times when a licensed conveyancer is duty-bound to refer a client to a qualified lawyer for further assistance (i.e. whenever the matter goes beyond simple "conveyancing work", or involves issues too complex for the licensed conveyancer to handle). Lawyers never refer clients to licensed conveyancers, as to do so would probably amount to professional negligence. Looked pretty standard to me. So, we've decided to go with them and hopefully we won't need a solicitor (touch wood). We opted to use a Solicitor - purely as they were the guys we had used for the sale of our house a couple of months prior.
