Kellyville.. nelsons ridge.. etc new land estates.. in NSW Dreamz, i recently finished building in nelsons ridge and paid about $220k for 275m2 which is a middle sized block. that was back in june 2008 and was suppose to be about $240k but we saved $20k by settling before the end of that financial year. our block is 11m wide by 25m deep. other general sizes available were 9mx25 and 13mx25, not sure of their prices or what they are charging nearly 2 years later. its a fair bit of money for such a small piece of land but being only 5-10 mins from parramatta means you're not out in the middle of nowhere where you could get much larger land at a cheaper price. you just need to weigh out your priorities. which is more important - a smaller block closer to sydney CBD or a larger block alot further away? kellyville, oran park etc are nice areas but were further away than what we wanted. i really enjoy where we built as its about 30 mins max from family, close to M4 and M7 (which are nightmares in peakhour though), close to shared pesedtrian/cycleways and lots of parks and facilities. our backyard is small but not too small. easy to maintain, large enough for family bbq's and gatherings. hope this helps mel Re: Land. How much did you pay? 250May 06, 2010 12:07 pm We paid $650,000 (+ stamp duty ) for our knockdown 2 years ago, with some water views, 5 min walk to river, 10 minute walk to train station, 45 mins by train to CBD, 10 mins to Westfield, 10 mins to hospital. It's a battleaxe block in a culdesac so excluding drive way is 536 sqm. I live in Maryborough Qld and after paying $31250 for our 900 sqm block about 13 years ago it nearly crippled us to recently spend $175K on a gorgeous 2.22 acre block, but I can see that is chicken feed to what some of you have had to spend.
