Land in the Blacktown council (The Ponds, Stanhope, Kellyville Ridge) is about $250k-$350k for sizes around 450 sqm to 650 sqm. The majority of blocks in the new estates are generally of the 15 x 30 m size (450 sqm). Cross the Old Windsor Road and step into the Hills Shire Council. A 450 sqm land is in the $330k-$360k range (e.g. Beaumont Rise Estate). Lands in The New Rouse Hill estate are ridiculously small (I haven't bother looking at price). In the Kellyville area you can find land of size 450 sqm to 700 sqm advertised in the price bracket 350k-450k. There is also a new released zone between Windsor Road and Old Windsor road where land is bigger (700-900 sqm) and is advertised from about $400k. Well any large new estates in Melbourne are in the outer suburbs.. however the outer suburbs are different distances from the CBD. In the south east.. There is estates now in Pakenham and Cranbourne that are about 55km from the CBD. In the west there is estates that are only 20km from the CBD. In the east there really isnt much due to the natural boundary of the dandenongs. And in the North there is estates in Mernda/Doreen that are 30km from the CBD. Re: Land. I could have got a bigger block, with a nice view in Woodland Waters (mernda) for less than what I bought mine, but it had a 3 metre slope on it - no thanks!! I guess 350km from capital city is in the sticks My land is very flat, Lisanne, so site fees weren't an issue. A house with views can have increased capital gains than one without. We have site costs for slope, but none for slab upgrade (M) and no rock. So we could have bought flat land but still have ended up with much higher costs than the 2m slope we have. Paying a lot for rock or because of crappy soil is false economy to me. But paying a lot for views makes perfect sense. It's all relative to each individual need and desire though. And we're all different, otherwise we'd all be trying to buy the same one block of land. I couldn't think of anything worse than being on a tiny flat block and looking out at a fence and another house that is right up next to the fence. We had some site costs, but given our big block was only $115k and the site costs were less than $20k, it is certainly worth it. The gentle slope will help make our landscaping more interesting, and we will have plenty of room for swings for the kids, a veggie patch, fruit trees and some chooks. It only takes us 45 mins to get in to Melbourne too... Re: Land. How much did you pay? 58Mar 04, 2009 9:52 am Oh yes, sure, Joles, I agree - if you choose a slope because you want a double story or split level home with a view - but I meant a minor slope or rocks or such - when you would build same house as on flat good soil land but pay more to do so.
