Browse Forums Buying Land 1 Mar 16, 2022 8:27 pm We are looking to build the Atlantis 26 from Fowler Homes - https://www.fowlerhomes.com.au/home_design/atlantis/ My main concern is the contour level. It appears there is a decline slope from the front to the back (105m to 104.75m). The legend states 109m, but I think this is incorrect/example, because when I piece together the subdivision, the line near the rear is actually 104.75 based on neighboring lots. My main question is whether the contour levels will have any substantial impact on additional site costs? Also, is there anything else I should look out for? The main contour line that goes through your garage location indicates 105.00 The one to the bottom right indicates 105.XX I would assume that the contour lines are at 0.5m from these two observations. Then it would be easy to deduct that the diagonal contour line that goes through the left hand side 30m boundary dimension would be 104.5 and the top left corner of the block would be close to the 104.00 contour level. I could be wrong on the contour spacings but that effectively gives you an approximate 1.5m diagonal fall across the block from top left to bottom right. Across your floor plan roughly 1m cross fall. The Atlantis 26 could be built there and may require some minor cut to fill in the opposite corners given there its approximate 20m length and positioning aligned with the garage location on the site plan, and should finish around 5m from the rear boundary. Re: Anything wrong with this land before I purchase? 3Mar 17, 2022 12:39 pm 109.00 is only an example in the legend for the map. If you say 104.75 at rear, is it the contour line across the backyard or near the back boundary? Regardless, seems like the slope is around 0.5-1m front to back. That's not bad. The Atlantis house you want to build from Fowler says min. lot width 9.67m. You have an easement G (0.9m) on your side which is for maintenance. Just check if you will be allowed to build over this easement. Otherwise you'd only have 9.1m wide to build. You also have a drainage easement at back boundary 1.5m. Just keep in mind... Re: Anything wrong with this land before I purchase? 4Mar 17, 2022 8:59 pm So I pieced together the plans from neighboring lots, and it appears the contour lines are actually 0.25m apart. See updated markups below. Essentially 4 contour lines are: - Front of house (street): 105.25m - Garage: 105.00m - Near middle of lot: 104.75m - Rear (behind stormwater drainage): 104.50m Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Based on the above, is it fair to assume the slope is about of 0.5 - 0.75m (decline)? Any idea what this might translate in terms of added site cost? Is it likely a couple thousand dollars, or tens of thousands? ![]() The Atlantis house you want to build from Fowler says min. lot width 9.67m. The width of the build is actually 8.27m. Not sure where they got the 9.67m from, but I also checked with one of their sales consultants and was provided with a preliminary sitting, in which the width of the build was also 8.27m.
