Browse Forums Buying Land 1 Dec 08, 2021 8:21 am Hi, So we are first home buyers and we are on the process of purchasing a block of land in Austral from Crownland. We haven't spoke to anyone from Crownland but the real estate agent. Our solicitor said to us that everything will be done online. Is this common nowadays? I thought we would have actually need to visit the developers office to sign contracts etc. We just feel a little uncomfortable to transact everything online and to pay the deposit not knowing if everything is legit. BTW the solicitor we had was referred by the real estate agent so not sure if he's legit at all. Any advise for a noob first home buyers like us? Yes everything is done online and I too was hesitant at first making sure that the money was paid into solicitor's trust find. In Victoria there is, or was a solicitors trust fund guarantee that would make up for any fr@ud. Some years ago my son as a RE agent, following a property sale, innocently put forward name of a a conveyancing company to a person who was purchasing a house. The money was paid into conveyancing company and it went into administration. The man lost entire amount (inheritance) of the house purchase. Be careful where your money goes. Just curious, how did the man lost his deposit? What do you mean "went into administration"? After money was paid to conveyancing company it announced bankruptcy. The purchaser was unsecured creditor and likely got nothing. Zero protection. However its not a new estate, it's one of the last releases in the estate (14 all up I believe), so we didn't have the doubts you were having, which are understandable! I don't believe there is anything stopping you going into the office to sign the documents though, they mostly email it for convenience sake so you don't have to go back and forth. Just Google the lawyer and the developers. If there's anything untoward, you'll likley find it. Otherwise, you could get your own lawyer/conveyancer if you want more comfort Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Thanks That seems right for what the solicitor said in regards to online settlement. I bought the land in Feb 2020, titled in Jul 2020. I had my conveyancer taken of the settlement and was advised that it's online via PEXA these days, including the electronic title, not in the paper anymore. I understand how you feel, uncomfortable transacting everything online. But that is common nowadays. LT Yeah I don't know why I came to a forum.
