So we tried to get a block of land from one of the many 'stockland' box hill releases and were told to register via their web portal and wait for email then click the link to secure an appointment. Guess what, we tried 2 times, and each time we clicked within 10 seconds of receiving the email and each time we were told a day later that we were not lucky enough and there were ppl who clicked faster than us. Seriously, how many people are buying? And how many of them click send within 10 seconds? I'm just not buying this. Anyway, I've given up the dream of building a house now and will look for an established house instead. It's a joke. Not had that issue in Melbourne's west though. Walked into a land sales office, liked the look of a block, paid a deposit. Done. Done. so I heard - but this one is different - the land release appointments are done online and first in first served - so you'd be thinking if you sent the email confirmation within 10 seconds (literally 7 seconds from when I receive the email on the phone - it's faster than the web client), surely you'll get a slot? Most blocks were unsold, packaged by builders and sitting in market for few weeks. I didn’t pull the trigger though as i was planning to move, but plans changed due to covid. Last year they increase price by 5-10k in each release. So i can safely say it’s sudden. That resulted in some flattening of demand and as a result, sales and prices. However that didn't last long. The demand has been there for a long time and has been growing as a result of many different factors since the end of the last financial crisis.
