Browse Forums Buying Land 1 Jul 28, 2021 11:58 pm Hi guys, I am interested in a land but it has 2.1m fall from front right to rear left corner. Contacted Metricon for quotation and they gave 30K site costs estimate. Person was very helpful and checked in his system about the fall of the land. Real estate agent provided no such information. Also, contacted Simons and Home Group builders. They are not willing to provide any estimate without engineering reports. Real estate agent said vendor does not have engineering reports. I am a bit nervous with going ahead and putting deposit on this block. Looking for some ideas and expertise. Thank you in advance. Re: Land with 2.1m fall 2Jul 29, 2021 7:54 pm STAY AWAY FROM THE BLOCK WITH A FALL I am building on a block with a similar fall over 32 meters… ended up paying $47k in site costs including retaining walls my advice do not do it… I bought this one from the developer … was never told that there will be fall on the block and at the time of settlement (i.e. two years after signing the contract… )they raised some clause in the contract regarding levels and i had to settle Re: Land with 2.1m fall 3Jul 29, 2021 10:32 pm Thank you. I really like the views from that block. Looks like I have to let that land go. Apparently that land has been sold twice in the past 6 months. Side note: All the volume builders rejected building a dwelling on that block except Metricon. They estimated site costs 30k, which would definitely go higher as it has been suggested. Re: Land with 2.1m fall 4Jul 30, 2021 2:54 pm Ph4ntom, I built on a block ten years ago and it was a 1000sq metres, it was a 6 metre drop from front to back - all the builders said no - we actually sourced a person to come and cut the block to how we wanted it (he was a subcontractor to the major builders and a days work) - then we built with Porter Davis - $16,000 site cost with piers - mind you that was 10 years ago! But it never hurts to do the figures ! Tomorrow I might check if I can get a few packs of 300x300 in the same tile finish. It may be good to use these could in the shower recesses. I'm not… 4 4671 I've got a challenge here. Background is the builder has cut too deep for the slab and the slab is now below the very substantial retaining wall. It's failed occupancy… 0 18375 Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6418 |
