Building in Bardia - 1/4 acre lots bad?

Hi all, new to this forum and I've never built before so pretty terrified!

Like most people I’d like a big land and a dream house for my family, I’m interested in New Breeze in Bardia so would appreciate any information here.

I’m getting conflicting messages but I’ve been told that 2-3 of the quarter acre lots at the very back of the estate are still available, given how big these are and how -relatively- cheap they are in comparison to the rest of the land, how come they’re still available? I understand that half the lot is E2 so I basically can’t build anything there but I think it’ll be fun for the kids? I also realise they have a higher BAL but so is most of the estate - what am I missing here that makes most buyers avoid these lots?

*relatively cheap = price per sq m is lower than the smaller lots in the same estate

There could be many other factors involved n regards to the reason they are not sold. Do you have any documentation on them? If so, happy for you to email them to me and I can take a look

We looked into these lots but ultimately found it to be not worthwhile for the following reasons:

- Restricted land use
- Backs onto M5. The noise is not an issue for me personally, but 100% it is for potential buyers if we were to sell
- Appraisals for property will be affected based on location/restrictions on land
- Couldn't fence off the back, so would leave our backyard open to wildlife. Particularly concern was snakes etc
- If you wanted to cut down the restricted area to make the grass low etc, you have to maintain that at your cost/time. It's a lot of space to keep tidy.
- Can't do a pool
- Insurance cost estimates were high
- Back of the estate, so a further distance to amenities etc.

We ended up buying a 531sqm corner block for 630k and built a custom house on that. Our lot is a 1 min 16 second drive to station + Ed Square and a short 6 minute walk to the school.
