Browse Forums Buying Land Re: Blue Horizon Estate, North Kellyville 541Mar 02, 2015 3:28 pm Hi all, How are you going to deal with big trees on your lot if you have got any. We have one that would be part of the building's foot print and our builder thinks we need to go to council for approval in getting rid of the tree. Its a 20 meter gum tree. However found this document on the council site which says CDC would be enough for removal of the tree Council approval is not required to prune or remove trees within 3m of an existing dwelling or ancillary structure, which has been approved through a Development Application or Complying Development Certificate, within the same lot as the tree. http://www.thehills.nsw.gov.au/Ignition ... 0Sheet.pdf Any thoughts .. cheers, Alkira homes - Elyse15 Re: Blue Horizon Estate, North Kellyville 542Mar 02, 2015 4:17 pm raina Hi all, How are you going to deal with big trees on your lot if you have got any. On the plans they submit to CDC there should be a notation that shows the tree will need to be removed. I assume that if they approve all the plans, that will be part of the approval. Re: Blue Horizon Estate, North Kellyville 547Mar 06, 2015 8:28 am BnA Is anyone from Stage 2 still waiting for registration? If so, are you aware of why there is such a delay? I was under the impression that stage 2 registration was finalised in January. Re: Blue Horizon Estate, North Kellyville 548Mar 06, 2015 8:35 am DGLASHEEN Happy New Year! Stage 1 registered in early January Stage 2 is now registered. Notices were issued to your Solicitor/Conveyancer late last week. Stage 4 was delayed whilst waiting for the Mayor to sign off. The plan was lodged with the LPI today. Stage 3 will follow shortly. We are still waiting for the Developer to provide the 'Works as Executed' and final levels. This was the post I saw back in January that said all stage 2 registration complete, is that not the case? Re: Blue Horizon Estate, North Kellyville 549Mar 06, 2015 8:39 am Hi light487, I saw that post also and follow this forum regularly. We are still waiting. Our conveyancer is aware. I was just wondering if any other Stage 2 owners are still waiting also? Re: Blue Horizon Estate, North Kellyville 551Mar 07, 2015 6:46 pm uspepper Anyone have a copy of the "Final Stamped version of the Sewer WAE (Works as Executed) plans"? My solicitor tried to get it from the vendor without success, anyone has it? thx Nope.. never got one of those. I know that Clarendon Homes had to get some kind of hydro report done separately for CDC submission, not sure if that is the same thing. I've seen the NBN manholes around but that doesn't automatically guarantee it. Is there some kind of website for planning that I can look at? I've tried looking at ISP pages and NBN Co but our streets must be too new so they don't show up yet. Ahh right! Yes, my address works now too! Finally an answer. It's good to see the green "build prep" area covers the entire estate and with Gardner's Ridge marked as "already available", it does make me feel a bit more secure that we will get it. Have discussed with council - I am keen to do it before any building starts. Hrmm I would have thought the council would help you out with either contact information or contacting them for you just like when you need to build a fence in adjoining land. If not, couple of things you can do; Call your solicitor/conveyancer and see what they advise. Call the blue horizon developers directly and ask them the same. Their numbers are on the blue horizon website. Someone will be able to get the information if not giving it directly to you, they should be able to pass on your request for contacting to discuss the removal of the tree Re: Blue Horizon Estate, North Kellyville 557Mar 11, 2015 10:47 am light487 newbie1 Hi All, We have lot 411, looking for owner of lot 412 to discuss taking down the tree. Anyone with info on this? 2) Anyone issues with utility connections to the land(Water, drainage, NBN, etc.)? We went to council and confirmed that they will consider a greater cut and fill of 500mm providing adjoining owners agree and the driveway gradient conforms. I assume that similar issues are going to crop up for those in that middle section of the estate where the slopes are much greater. I don't even properly understand the restrictions nor really what cut and fill is.. I mean, I assume it is talking about the amount soil you take from one side of the property and prop up on the other side of the property to make it level..
