Secondly, Still waiting on Dandy Council to approve certify before it heads to land victoria. So we start the year in frustration once again. Re: somerfield estate stage 36 massive delays for title 42Jan 06, 2016 8:37 pm Happy new year to you too. Yeah, still no progress - but hopefully it is now weeks away instead of months. All we can do is wait Do you know if they have actually lodged with council yet? I see nothing on SPEAR. Re: somerfield estate stage 36 massive delays for title 46Jan 08, 2016 9:46 pm Oh you mean SPEAR, yes I see it says statement of compliance was done today. Next steps it says: Release for Lodgement with Land Victoria Lodged at Land Victoria Registered at Land Victoria Re: somerfield estate stage 36 massive delays for title 47Jan 09, 2016 1:03 am actually "statement of compliance" means it is done ? or they just submit and we still need to wait for compliance ? if it is done, i guess we may still need some time for the rest three steps......? Re: somerfield estate stage 36 massive delays for title 49Jan 11, 2016 7:25 am Yep its getting closer. I wish i knew how all this worked so i can get a better understanding. But i am hoping only weeks away. If i don't get Title by the end of the month, the builder is going to hit me again with higher charges. so i am nervously waiting. In the meantime, i have a couple of a questions here. I saw the land and yes its all ready, even street signs are up too. Does anyone know when the intersection of stanley rd is going to be completed? Also whats happening with the overhead HV lines on Tyers Lane? I dont know if you guys noticed but one of the poles is actually going through the middle of someone's crossover driveway. (Feel sorry for whoever bought that block. You're going to have a touch time parking your car into the garage i recon.) Has anyone see it? If i have time this afternoon i might drive down and take a picture. It looks funny but yeh i wonder how title will go for that block with a pole in the middle of the driveway. Re: somerfield estate stage 36 massive delays for title 50Jan 11, 2016 12:05 pm Today it says "Released for Lodgement" which means that now it is available to be lodged to Land Victoria. Regarding the overhead powerlines, could that just be something that's not done yet, in terms that they just need to remove those poles? Re: somerfield estate stage 36 massive delays for title 51Jan 11, 2016 6:42 pm ok i got some further news. I received an email from somerfield regarding the title process ect..... and also in regards to my details which were incorrect and needed updating. so i went to see our friend Danny at the land sales office and got an official update. statement of complaince has been done and lodgement to the Land Titles office occured today. Which means we are at the final steps. Land Titles office now just need to certify and Title the land and then comes the transfer where we pay our remainder amount and the land is ours. Now that it has arrived at the Land Titles office we now have an actual DATE OF TITLE ! so be prepared its between 2-6 weeks from now. So i would say with utmost certainly that our land's will be Titled between the last week of Jan to the last week of Feb depending on how delayed the TItle office is. After doing further investigation of checking what is going on in the Titles office, there is a 90% chance our land will be ready for Title transfer around mid Feb. I suggest that is time now that you all inform your bank and builder so that you can prepare. I have real confidence that this is it. We are at the last stage so its going to happen finally !! Re: somerfield estate stage 36 massive delays for title 52Jan 11, 2016 11:10 pm Hi We're building in stage 37 and like all of you have been absolutely frustrated with this whole process. We too received the update email, the light at the end of the tunnel is approaching. I must say though we changed builders during this massive delay for the better, so I'll take that as some positive for us. Re: somerfield estate stage 36 massive delays for title 53Jan 12, 2016 6:46 am Hi Mozzzy, that's good news - I don't see an update on SPEAR about lodgement yet though. It could be that SPEAR is not updated yet. It's still showing me "released for lodgement" but not "lodget at land vic" yet. In any case, we are getting closer!! Re: somerfield estate stage 36 massive delays for title 54Jan 14, 2016 6:46 am Thank goodness! We have waited almost 2 years for this (and definitely over 2 years once the build is done). I feel really bad for the people that have been renting during this whole time with the hope that they would have had their titles in April last year :S Re: somerfield estate stage 36 massive delays for title 55Jan 14, 2016 8:04 am tl12345 Thank goodness! We have waited almost 2 years for this (and definitely over 2 years once the build is done). I feel really bad for the people that have been renting during this whole time with the hope that they would have had their titles in April last year :S Yeah that's us It's ok though. The delays also allowed us to save more money and put down a larger deposit. So not a total loss. But it has come to a point where we want to start building yesterday, we can't help it. Re: somerfield estate stage 36 massive delays for title 59Jan 17, 2016 7:09 pm Settlement is 14 days after registration of titles. So first we need titles, hopefully they will be done until 1st week of Feb and then settlement 14 days after that. Re: somerfield estate stage 36 massive delays for title 60Jan 18, 2016 11:10 am Out of curiosity - have you guys completed tender and contract yet with your builders? We haven't yet because the titles aren't ready so our house is pretty much not going to be ready until Christmas the earliest. So we probably be moving in until another 12 months Unless there is something in special conditions the builder does not have to give you timeline.
