We live in Mandurah, WA and are building in Meadow Springs (same large suburb, just a very nice part of it ) We put our O/A on the block in Aug 2011, and there were (at the time) one large new estate with blocks galore for sale. Now there's only a handful left, and they are roughly $170k+ for 500 s/m or less. I think we did good -Ally Re: Land. I think it was a great deal, DH thinks we paid too much It's flat (well, flat for Newcastle, will only require 300m cut-in for the slab which will be pushed to the other side for the fill). It's vacant & clear & won't require much prep. And it has 7 established mature trees up the back that won't be touched during building. The month we before we bought this block, we were considering spending $320K on a 550sqm block. It had a slope too. And no plants, not even grass. Glad we decided against that one. 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! We're in the design phase .... Re: Land. BradS We used to live in Sydney’s south west and the modes of transport ranged from great to abysmal. A trip using car/train to the city from Holsworthy or to Olympic Stadium from Warwick Farm each took 40 mins.Great. However the trip to work via the M5 was a different matter. My trip to work at the Airport on average was 45 mins but frequent accidents, breakdowns and bad weather would double the travel time, yet if the kids needed a ride to the airport off peak it took 25 mins. We also have friends living at Bingara Gorge who work in the CBD and your travel time of 80 mins is based on the ideal trip. When we decided to head south hubby got employed a lot sooner than expected and because of our rental agreement he had to travel to work by car/motorbike on a 70 min one way trip for three months and by the end of the third week he was buggered. It cost me $320k.. which is not expensive for a block that is quite close to everything including railway. The real cost will come when start building thou, since the block is on a nice slope where no volume builder will build on. Re: Land. Just hire someone in earthworks to flatten an area large enough for what you want to build on, and shift the remaining soil uphill. You can move it out later. That's one days work with a 'cat max.
