I Spoke to CBA today and got 3.79% on an P/I 2 Year fixed loan for the Land purchase, whats everyone else getting out there? I will be contacting a few other banks over the next week or so. Hi mate, Not sure about other banks, but Westpac is valuing the land in this area around $1.25 million (keep in mind though that banks will usually put a very conservative estimate when lending). Also guys, just something to be aware off - banks are putting heavy restrictions on owner builders (CBA does not lend at all, Westpac only lends 60% of the value). Consider if it’s worth getting an off set account - so you can use the additional funds to pay for construction (if you choose to go down the owner builder path) Re: Land Registration? And that too in pockets within Sydney.. Hills would be affected as the prices were hyped to start with.. Land prices in schofields have been the same for a year now (no selling the same sized block for $20k more after 3 months).. So considering this is a 2016 development albeit late, they will put a premium on it.. $1.44m is a bit far fledged for a battle axe, but certainly not $1m. Mulpha selling BVW blocks for $1.3m+ since the last 18 months..
