I'll keep looking Lot 213, building with Buildcraft Constructions Re: Blue Horizon Estate, North Kellyville 302Dec 12, 2014 8:35 am I have been told we need a 6000l tank ? Re: Blue Horizon Estate, North Kellyville 303Dec 12, 2014 11:12 am Hey Saintly, Not sure where you are getting your info from, but here is the council condition relevant to your section. I'd suggest you jump on the council DA tracker and read the relevant documentation. The addresses on the tracking website seem to be muddled up, but generally anything between 10 and 18 Stringer Rd applies to sections of BH. 498/2014/ZB Subdivision Development Consent 10-12 Stringer Road, Kellyville 1. Lots 301 to 328 must provide a rain garden with a storage volume of 1.452m3 and a surface area of 9.873m2 based on the requirements applying to the Smalls Creek catchment area from Section 6.1 of the North Kellyville DCP. 2. Lots 301 to 328 must provide for a 3000 litre (minimum) rainwater reuse tank that must be plumbed specifically for washing machine use. External use is also permitted however the recycled water system supplied by Sydney Water must be connected to all toilets for flushing purposes, and at least one external tap as per Section 6.1 of the North Kellyville DCP. These are the regulations imposed by council. Unless there is some other factor specific to your Lot or something I'm overlooking, I don't think a 6000L tank is necessary. Is there a clause that states we have to build within a certain timeframe from when the land is registered or how long can you own the block for before commencing work? Re: Blue Horizon Estate, North Kellyville 314Dec 18, 2014 10:41 am Clarendon contacted me today to let me know that land registration will likely now occur between 15th and 31st January 2015. So much for all the assurances from both Clarendon Sales Team and the developer themselves that it would be done this year.. and of course now all solicitors go on their annual leave, hence the stated 15th.. If we ever do build again, it won't be with Clarendon. They've pretty much hid the truth from us from the beginning. However, I wish we had land access for the builders so they can get started on contours, site classification and all Alkira homes - Elyse15 Re: Blue Horizon Estate, North Kellyville 316Dec 18, 2014 11:08 am The delay in registration is not an ideal situation for the developer or builders. What I am finding a challenge are the number of North Kellyville caveats and building regulations. cut and fills % of area allowed for building overkill on rain gardens , tanks All of above add substantial costs. if you have had a quote or tender from a builder without an actual site inspection etc then be prepared for potential large extra dollars Re: Blue Horizon Estate, North Kellyville 318Dec 24, 2014 8:01 pm This time next year I wonder how many residents there will be @ blue horizon estate.
