Browse Forums Buying Land 1 May 08, 2016 11:26 pm Hi Guys, I'm hoping to hear from people who have either bought and already built or have just bought land in the Kellyville Balmoral Release area .. I've just put a deposit down for land off Balmoral Road (which is currently closed at Old Windsor Road). The land is not registered yet. I've been told multiple dates from the vendors, from Sept 2016 to Nov/Dec 2016. What does that really mean? Will it happen by then or will it go beyond? If i tell you about the lot, i can see that the works have started .. like i can see excavation being done, big sewer pipes to go in under some lots etc .. the back side of this whole lot area still had trees etc .. and the old light poles are still there .. The reason i really would want to know what's the go on registration/settlement is because we'll have to sell our current to start the build on the land .. and i need to somehow be around the registration mark to execute the whole thing .. tough ask ! And we bought through green wood, and we're told registration is in July! .. anyways I'm not complaining. gives me time to line up the ducks, aka plans etc. BTW, they will not be cleaning up the trees on the land so be ready to cop the cost and headache going through council for removal... ridiculous.. they develop land, sell it for $$$$$$ and let the owner still cop more! --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Then I got my solicitor to get a formal reply from vendor, then they said Aug 17. Did you get response back directly from developer or acquire property? I am worrying about if the developer will go bust like the neighboring subdivision 20 Balmoral road last year and resell the land. Re: Land Registration? That 40 lot subdivision was sold a few years ago, then resell it last year June at much higher price. I am in 22 Balmoral, which is opposite London Ct. Re: Land Registration? I'm opposite bel air drive, the 40 lot subdivision. And i bought it around March 2016, so not sure if this was before/after the whole re-sell happened. Lots were pricey ($900-$980K) but still less than what Acquire was selling 22 Balmoral at ($950-$1.1m) So are you saying 20 Balmoral was sold at a lower price a few years ago, and the prices i'm quoting above are the higher prices? --- I don't have a signature - just this sentence saying that I don't have one - that'll do! I think the works were completed around Aug 2016 last year (that's what i could see physically on the lots) then they spent a couple of months doing the footpath/nature strip and the road patch (on actual balmoral road).. so maybe around Oct/Nov they were ready to submit to council/LPI. My solicitor tells me if everything is A-perfect, council takes 6 weeks, and LPI reg takes 4-6 weeks. So that's 3 months. If they started the process oct/nov, then now is about when the reg should've happened.. but are saying April .. so a delay of 2-3 months on the reg process itself. Apparently the works they completed were delayed by 6 months itself. So about9-10 months total delay SO FAR .. I'll continue to post updates on My Cedar Cutters way development as I get them I think we are on the same subdivision lot. Let's keep communicating the progress. Sunset date for this is Dec 2017. Maybe we should keep pushing them for update from solicitor. Shade the brick with large eves.
