Browse Forums Pools & Spas 1 Mar 10, 2017 12:15 pm Hi all lovely H1 members who went with project builders and constructed swimming pool by outside pool builder prior the building construction commence. Our land will register soemtimes early next year. We will hopefully get tender from a project builder by the end of this year. We want to build a fibreglass pool at the rear of our property and it has to be done before the building construction due to acess issues (narrow block). When we should talk to pool builder and how do we get pool building certificate/ DA approval? Is it at the same time as the building plan is submitted for DA approval? Do I need to get a plan for pool build separately and give it to our home builders before the tender quote? Or before the submit plan? I cant really find much info on this on H1. If anyone with similar experience here, please shade some light. We have been advised to put in a separate DA for the pool as putting it in with the house can cause issues with BASIX ratings. You don't need a pool plan before the tender, but youd need to have a rough idea of size and where you want to put it. Within a certain proximity to the house the builder would put extra piering in (2.5m for our builder), so ours will be just over 2.5m from the house as we have plenty of space. The pool requires a hard cover during the house build which the pool builder will add to your quote. A separate building permit (applied for by the pool builder) was issued for the pool. A few other suggestions. Make sure that the cover your builder is quoting will be solid enough to be acceptable to your builder. Some pool builders install very flimsy covers and your house builder may ask for a more substantial one in that case. In our case, because the pool was dug (and concrete poured) prior to site cut, we had to arrange a separate earlier set-out of the rear of the house by our builder so that the pool position and levels could be worked out accurately. So make sure you quiz your builder closely with respect to the order that work will happen and whether they will do site cut before or after the pool goes in. You also need to talk to your pool builder early about the plumbing and electrical requirements so that your house builder makes the necessary provisions in your plans. Hope that helps. A few tips -you need to come to agreement with your builder before you sign a contract. Pool generally needs to be at least 1.5m away from house . As stated getting the height correct can be difficulties is getting boundary marks when there are no fences . We have had a builder mark out a incorrect datum height . Lucky for us we had the builder sign a set out sheet before we installed pool. The other problem with the height is the building contract allows for up to 100mm height variation . Do the maths and get quotes for before and after house . If you aren't saving min $5000 I would recommend you do it after build . As for approval it depends if you need a da or can do a complying development (cdc) . If you can do it, But you do need to show the approved house plans to Certifier . As for builder doing gas and power connections for the pool . If you have signed a contact they will sting you to do them .if not negotiate a price . If you have a alfresco area adjoining pool area its best not to have it tiled in the building contract . Have it done by the same tiler/ landscaper who does around the pool. So we'll need the pool built early as there wont be any access later. Its gonna be most costly now i guess, hardcover cost+ delay in building to start, delay in pool da approval = loss and loss ? The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
