A few tips -you need to come to agreement with your builder before you sign a contract. Pool generally needs to be at least 1.5m away from house . As stated getting the height correct can be difficulties is getting boundary marks when there are no fences . We have had a builder mark out a incorrect datum height . Lucky for us we had the builder sign a set out sheet before we installed pool. The other problem with the height is the building contract allows for up to 100mm height variation . Do the maths and get quotes for before and after house . If you aren't saving min $5000 I would recommend you do it after build . As for approval it depends if you need a da or can do a complying development (cdc) . If you can do it, But you do need to show the approved house plans to Certifier . As for builder doing gas and power connections for the pool . If you have signed a contact they will sting you to do them .if not negotiate a price . If you have a alfresco area adjoining pool area its best not to have it tiled in the building contract . Have it done by the same tiler/ landscaper who does around the pool. It will better blend pool to house . Thanks for your valuable tips wheeliworks. Unfortunately our block is a narrow block (12.5m frontage through out). So we'll need the pool built early as there wont be any access later. Its gonna be most costly now i guess, hardcover cost+ delay in building to start, delay in pool da approval = loss and loss ? The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
