Browse Forums Pools & Spas 1 Dec 19, 2013 8:18 am Hi everyone , Looking to put a pool in for my new build next year and just getting some quotes at the momment. I really like the salesperson at neppean pools she was very nice and open upfront so I asked for a quote. Shw quoted me Pool: Harmony Colour: Dimensions: 7mx2.5m ( 1.1m-1.85m) Included Delivery Included Home Warranty Included Certifier Fee’s Plans Drawn & submitted to Private Certifier by CDC. Could you please tell me if this is a reasonable price? Thanks Re: Pool quote 2Dec 20, 2013 9:21 am blackenator Hi everyone , Looking to put a pool in for my new build next year and just getting some quotes at the momment. Could you please tell me if this is a reasonable price? Thanks Because of the complexity of 'all encompassing' quotes it's very hard to compare but things that I'd be wary of are the open ended nature of sections like rock/soil removal. Ours quoted 8 truck loads but because we scraped more surrounding area it ended up being 13. Thankfully he only charged me his dumping cost ($75/load) rather than the km related formula in the contract. Would have been a lot more. Overall, our 10x4 pool is similar cost to yours however you've got a few extras like the heater (we have the cheap 'solar'... the black pipe on the roof), spa, etc and but we have a lot more paving (close to 100sq/m of granite pavers). Your coment about access being retricted would be the biggest worry. If it gets restricted to 900mm then they won't even be able to get a Dingo in, and who knows how they dig the actual pool. Ours used an excavator thingy but we have good access. Probably worth asking the question before signing up. We have friends who just put in a smaller sized pool and the actual pool wasn't much cheaper than ours, it's the price of the other bits that make the major difference. Also, check with your council about cross-over permits. Our had times associated with obtaining the permit before starting work... which we missed in the documentation! We ended up have to get a larger crane and he cracked the concrete footpath (which was disappionting as he couldn't get the reach needed from that spot in the end and had to move to our driveway, which thankfully stood up to the weight of the crane). We've had to replace the footpath... haven't got the bill for that yet! Re: Pool quote 3Dec 21, 2013 10:04 pm The quote is quiet detailed & looks about right money wise. Obviously it is only a estimate on install as house isn't built. Have you considered doing the basic pool install before the house then landscaping, paving etc after house is built. A tight access excavation will add about 2-$3000. The crane about the same. Re: Pool quote 4Dec 22, 2013 9:56 am Essential its a detailed quote. Rule One: If its not in the quote - it's not included - no matter what the agent says or promises. We found Compass pools ok - check out their site: http://www.compasspools.com.au/ BUT - Rule One applies ... Fill removal is tricky - does it include tip fees etc etc - ie everything. Electrical work - is it included - I mean the electrician. 4 weeks for temp fence may not be enough. $70k for a pool this size sound high to me. I'd think $50k unless I'm missing something. Re vacant block - they could do a "sleeper" pool and finish after your build. Re: Pool quote 5Dec 22, 2013 6:44 pm Thanks guys for your input. I have looked into getting a concrete pool now cause this pool is only company that I can find that can do different depths for the pool size I am after . Concrete is a option but I do want a fibreglass pool but I guess I may be forced into concrete. With regards to a a preinstall or shell the company i am building with had advised me that they will not let me do the pool first Re: Pool quote 6Dec 22, 2013 7:42 pm Obviously you have signed a building contract with one of the big project home builders. They aren't flexible once pen is too paper. We sometimes leave the shell upside down in the backyard whilst the building is happening. This is only practice when a crane is impossible or is a huge cost. Good luck Cheers Andrew Re: Pool quote 7Dec 22, 2013 8:55 pm wheeliworks Obviously you have signed a building contract with one of the big project home builders. We understood though as technically this was their site and our pool is going to be a metre off the house, so would have made access for builders/tradies etc tricky...we'll be kicking off soon. I estimate our 10.5 x 2.5 concrete pool will cost us around the $45k mark by the end... Thanks Re: Pool quote 10Jan 12, 2014 8:56 am We're building with Blue Haven and we're getting concrete. We have limited space and wanted to get the biggest pool in the area we have. It will be 10.5m x 2.5 metres. Plenty big enough for me to sit with a wine!! Would love to be kept up to date with how it progresses for you. Re: Pool quote 12Apr 26, 2014 9:12 am We almost went with a sleeper pool - behind house. Builder seemed VERY against the idea. I'm glad now we didn't but don't see why it can't work. Re: Pool quote 13Jun 12, 2014 2:14 pm Apologies to Blackenator for hijacking the post.... Well, we STILL haven't kicked off with the pool. We have just been hit with a $10.5k bill for the engineer/piering/additional steel/pump and concrete. We are still deciding if we will go ahead or not. This is, according to the engineer, to pier and reinforce the pool. Fair enough too, and maybe we are incredibly naïve, but we are shocked at the added cost as we weren't expecting it to blow out that much. We even changed the design of the pool so that it didn't sit as close to the zone of influence, it is close to house and fenceline, but the pool builder knew this going in, actually it was an empty block when we signed with them This is part of the costs: Piering - allowance of 10lm .450mm diameter @ 350/lm - this seems massively expensive compared to the cost of the piering for our house! Again, am I being naïve? Any feedback appreciated..... Unfortunately this will be the start of what is to come . Do the sums before you pull out but it is common this is the first of many additions. You have no chance of getting back any money's paid & you will be threatened with legal action if you don't proceed. There is a statutory. Get out clause in the contract which will give you a get out. Re: Pool quote 15Jun 12, 2014 6:28 pm wheeliworks WizardofOz Apologies to Blackenator for hijacking the post.... At this stage we want more information from the pool builder before we make a decision, but it comes down to if we don't go ahead I doubt very much if we will bother with a pool (from any builder) or we suck it up, go ahead and hope that these extra costs are the last. Wiz Built @ Brooks Reach Built the Verdelho Guest with Beechwood hey there! 😊 so, it’s kinda common for standard drawer depths to be around 500mm since most cabinets use this size to fit the usual runners… 3 20922 I was being kind to the builder. With the amount charged for the upgrade the builder is probably charging closer to 100% margin. There are a few variables as I… 5 14333 I had 28m2 of engineered pavers laid six months back and it was difficult to find someone not taking the pi$$. Internet suggested it should be $85-100/m2 to lay them.… 3 12412 |
