Browse Forums Pools & Spas 1 Dec 02, 2017 5:28 am My new house has backyard space of 6mts x 14.5mts. There is a sewer easement running at 3m. So space till easement is 3mts x 14.5mts. Is this kind of backyard enough for a small plunge pool/spa ? Can pools be built close to easements ? -Ash Re: Pool/SPA near easement 2Dec 02, 2017 8:37 am Building close to a sewer can be done. The easement will generally include the zone of influence . The actual pipe will be centre of easement . We often install pools 600mm away from the pipe . To do this you need to engage a water service Co ordinator . Alternatively engage a pool builder who specialises in plunge pools who is familiar with regulations and process Cheers Re: Pool/SPA near easement 3Dec 02, 2017 8:47 am Thank you Will an overground SPA ( with decking around it ) be a cheaper and easier option from permit standpoint than an in-ground pool/spa in such a scenario ? -Ash. Re: Pool/SPA near easement 4Dec 02, 2017 9:25 am A above ground spa , pool is worse as the zone of influence is a 45deg angels from the pipe up . The deeper in the ground the closer it can go . Are you in NSW because these measurements are NSW Regs . They are slightly different in each state . Re: Pool/SPA near easement 5Dec 02, 2017 11:32 am I am in Melbourne, VIC. I was thinking that for an over the ground SPA, I could extend the decking around my alfresco area and then use part of alfresco for the SPA. I have a 3 mts backyard length from Alfresco to easement and further 3 mts to fence. You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17168 You might be able to apply to divert the sewer at your expense. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 16148 Thanks - yea sounds like I need to submit build over easement application....ugh guess I better start finding someone who can do the engineering drawings 3 3384 |
