Browse Forums Kitchen Appliances 1 May 03, 2010 9:19 pm Hi, we are nearing handover and our builder has suggested that he obtain the certificate of occupancy without all of our appliances and then come in the day before we move into install them. Has anyone ever heard of this happening? By appliances I mean, oven, cooktop, rangehood and dishwasher. I'm worried that he will get our final payment and then never comeback to install anything or we will be waiting for ever.. Re: appliances after handover 2May 03, 2010 9:52 pm I have heard that a lot of builders do this due to vandalism and theft of the appliances if they are commissioned before hand over and left in an uninhabited house. Their handover was set up for a friday afternoon, and when they arrived for their handover meeting they were told that it had been cancelled. Apparently at the request of the husband. In reality, a man called the office pretending to be the husband to cancel the appointment - someone with knowledge that the appliances had *just* been installed, and were now to be sitting in an unattended house for the weekend as there was no chance of lining up another handover appointment in time. They also had knowledge of the time and date of the handover appointment, and also knew that it was really late in the day with no chance of a reschedule if it wasn't found out about in time. By the Monday morning when handover actually happened there were no appliances left in the house, and they had to wait about a month for the insurance claim to be put through and fund the new appliances. I'd be really happy to have a builder who was so conscientious in ensuring that my appliances are kept safe until I was there to ensure their (relative) safety. I'd be actually asking them to hold off until moving day!! They can't try to screw you out of your appliances - they'd be in massive amounts of trouble already if that was part of the game plan. However , hold on to that payment until all is installed and working. Re: appliances after handover 6May 03, 2010 11:40 pm As far as I know that's absolutely normal hmmmmm. I'm building with a volume builder (their name starts with an S) and my contract actually states "the following appliances are to be installed in the building works on or after the day of handover; cooktop, rangehood, oven, hot water service & dishwasher" Hope that helps to ease your fears somewhat. They are currently in storage so I'm not worried about getting appliances as we already have them.. I'm worried about getting them installed and working.. but I think we should be ok. I'll just get the builder to put it in writing. They can probably organise the installers and give you a set date/time at your handover meeting (as set as any of these installers give - usually a 6 hour time window Re: appliances after handover 9May 05, 2010 7:34 am It's common for hot water services and internal appliances to be stolen between installation and handover, which is why most of the large builders arrange the installation for after handover. The norm around here is a couple of days, but we had our installation delayed for longer so that we could have our flooring installed prior to the stove and dishwasher going in. We still didn't move in for a couple of days, but had our eldest son and his mate camp out in the house both nights, just to make sure nothing went missing. Better safe than sorry.... Great tip kek, I'm a long way off from handover, but have always wondered how I can get the flooring done in the kitchen before the upright cooker is installed. People will steal anything! Just this week we had our fence stolen!!! 33m of fully erected colourbond good neighbour fence!! After handover we won't be officially moving in for awhile (getting flooring, gates etc.. completed) but we will have an alarm system and probably camping there as much as possible. A couple in the estate next to ours was in the paper a few weeks ago with a story about how our area is expected to boom shortly as land is big and cheap so people can afford to build luxury dream homes. About two weeks later they were back in the paper with an article about theft from new homes. Their house had been handed over but they weren't moved in just yet and rocked up one morning to find all their appliances gone as well as a heap of new clothes they had recently bought for their baby.
