Have been through bulk builders seeing what they can offer and the options they bring on to the table doesn't seem to sti well with us especially with some of the upgrade provisions they offer. That led us deciding on getting a customer builder to help us now. ( Not yet finalised though ) Since we have the option of the custom builder, i like to understand how we can look at design ideas and who are the professionals we can reach out to assist. I'm not looking at interior designers who will assist with furniture, colours of the walls, rugs, bedding etc. I need someone to assist with creating practical and beautiful spaces. I can think of some examples not just limited to niches( for decor and a coats for example ), beautiful wood panelling, timber works in the interiors to create contrast, facade of the house etc Who are the professionals who can assist me on this to work with my builder ? If you go to the Architects Registration Board if your state (if in VIC, it is Architects Registration Board of Victoria) you will find a list of architects. Or just google it. Every architect has their style and you can choose a language you like.. Architect will provide you all the services - architectural, structural, building services (i.e. electrical, heating/cooling, water supply /drainage etc.), taking all approvals, tendering if you require and construction supervision. Usually they charge about 5-10% of the total construction cost as their fee, which is bit expensive. I am in the architectural profession (I am not allowed to use the word 'architect' as I am not registered in my state and the word is protected by law), but I went with a volume builder because I couldn't afford a custom builder. Altrnative would be to go for a custom builder, architect need not to be involved, but you can give them a plan you like.
