We have gone ahead and requested a tender last week so still waiting to hear back about costs- though we are expecting to get hit a bit because of the slope of our block- need at least 1m cut and 1m fill. I have attached a pic of our plan, main changes being the main ensuite/WIR, converted the guest ensuite to a study, we have rearranged the main bathroom to accomodate a bigger bathtub (he didn't draw this in the plan though), widened the pantry, closed in the theatre, put glass sliding doors in bed 4 and family room, widened the kitchen island bench to fit cupboards on the opposite side, moved the sink in the powder room down a little (it was closer to the toilet than my husband would prefer- he likes his space (lol, sorry for that info!), widened the robes in bed 2 and 3, wooden sliding doors on the theatre, study, bathrooms and powder room. We have also requested frosted glass sliding doors for the robes rather than the wooden swing doors. Upgrades we have requested are floor to ceiling tiles, heater lights and fan in the bathrooms, smart tile floor wastes instead of the chrome drain, extra towel rails, melamine shelving, extra high kitchen cupboards with the upgraded finish to the polyurethane, pot drawers in the kitchen with soft close cupboards as well, possible ungrading the Caesar stone to 40mm in the kitchen, extra antenna point in the media room, sound proof the theatre, upgrade the insulation, maybe upgrade the aircon, double glaze a couple of the windows, high ceilings (to include higher doors and higher garage doors as well). I think that's it. We were advised to speak to the electrical company about downlights, apparently you can get them to lay the wiring and cut the holes for not much extra and then buy the downlights in bulk for cheap and plug them in yourself. Not sure if that would be the same for your area but worth a try. Couldn't really get a price on that sort of stuff until we get to electrical so have to reserve some cash for that. Where abouts would you guys be building? We had a look at the display home and it was really worth spending the time in so you can get a feel for it- but I think they will have a 3D virtual one on the website soon too (our sales consultant had access to it but not on their website yet.
