I have just been told by my builder that the only thing he isnt happy with about my whole project is the tiled floor. I agree, not that i have picked anything i am just a timber person and so is he. now for him to be happy with the end product he has offered me something i couldnt refuse. this is the offer. He said he will put timber through out the bottom floor ( except for formal lounge, theatre, study and wet areas for an extra $12m2 now he knows how tight my budget has become and said that if i do this (which i really wanted in 1st place but thought i couldn't afford) he said he would throw in doing the stairs. now i nearly dropped when he told me cause the project blew out of budget along way and i didnt think i could have it. now here is my dilema. this is a proper timber floor, not floating or interlock, a proper floor. My knowledge is minimal at best when it comes to real planks as an end finish. I have alot of kids 5 infact and he reccomended me an oil finish as its easier to repair scratches from. i am worried about color, and wether style will suit my home. i am going to attempt to post pics to give you an idea of how it will look when done. Everything in this house is a feature.. the Kitchen is the centre of everything facing the back. the stairs are the centre from the front. the entrance has that decorative pillar style with void to the ceiling as pictured just not as long. the kitchen has those bulk heads as pictured. the front living is open and dropped (2steps down. the theatre is dropped (1step down) and teired at the rear both rooms with bulk heads.. i was thinking of Making the stairs Maple to match the Front entry (1200 x2340) stained frame and door. this would contrast the floor.(dont know if it would be a good look. First a foremost dont know if timber would even go with this style of house and am i forcing something that shouldnt be. ugh dilema, if you read my "happiness is" post then you would know my wife is not to have input into this. it's her surprise and i didnt want to stress her cause of the pregnancy. We have tiles in this house but in our last place we had bamboo flooring. I would have loved to have had timber floors in this house but it was to $$$$. The timber company we're going with have two finishes available, those being a water based and a polyurethane. For the exact same timber ,they look absolutely worlds apart. A clear example of this was on some grey gum. With the water based finish it gives a very matte finish and brings out the brown tones, whilst the p/u coating brings out the red as the main tone. Side by side I wouldn't have said they were the same timber at all until I turned them both over to compare the unfinished timber. Color choice isn't really my forte, however for what its worth the best advice I can give is try to break it down to the main color you want to be seen when you look at it as you first will see it , ie when you open the door or turn the corner into a room. Are you thinking light yellows from a blonde timber, dark browns, light browns to oranges, deep reds? Are you looking for something that's quite uniform in color, or do you want to add interest with variation? Are you looking for a very matte or shiny polished finish and what level of gloss? If you can work out those three you'll be on the right track to actually choose a species and always get a sample of the timber preferably with a fair amount of variation in it then get it finished with the final finish you want, that will give you the best idea of how it will look in the space. This is a house I’m selling at the moment, with blackbutt timber floors, love this colour, and as you can see it goes with everything! As for oil, when you think about it, timber looks pretty good when it has that lived in look, it’s meant to age and with a few scratches and scuffs, sometimes looks even better. Yes oil can be re applied better than an estapol. I have done some research in the interim and funnily enough i had black butt at the top of my list. your pics are beautiful and i must say well thought out. your black butt timber is more red than what i thought it was. i had found an article from boral of all places about a job they did under the new government school scheme for upgrading. here is a link to the school hall they laid and it being in a school is what sold me if it can be there then my house wouldnt get anywhere near as much wear. The black butt here looks alot different let me know what you think of it cause now after seeing your pics i think either would go as my furniture is the same tones as you pictured. http://www.boral.com.au/timberflooring/project_gallery/timber_liverpool_west.asp my initial worry as you can see from my pics that it looks very grande i guess is the word and i didnt want to stray from that look but the fact is now all im seeing is big money being spent on the tiles and can pull it off with a cleaner looking timber to achieve the same feel. i'm not going to even worry about tiles now as timber is a love of mine and always has been. last house had pine and it dented even from my wifes heals. i was i think worried about that but i now know i wont have that problem with Black Butt. My only worry now is the Maple front entry i have special ordered the front door and it doesnt come in any other material and would be a shame to paint a proper dowl joined door. Your home is going to be stunning; I think a timber floor will keep it from look too big and cold. Timber always adds warmth to a room or home. You’re on the right track there! I’ve just tried to look for the photo of my cousin’s house, he is a staircase maker, he put an old bowling alley in for his stairs with a blackbutt flooring everywhere else. Looks fantastic! Also take notice how he boarded/skirting the light timber on the stairs with a darker timber….very clever man. He makes the best stair cases in Nowra!!
