"Concrete slab – Engineer designed class M." 1. What does it mean by 300mm fall? It is the curve on your land? 2. If the standard inclusions give you a M-class slab as standard. If the soil test came back as H-class which will cost more to pour. Will they change H-class in lieu of M-class? I got a quote to built a H-class for extra $10000 including site cost. I think they over price me. Check up the net to see the difference between M and H class slab is that H required more steel beams and mesh. $10000 worth of steel. I dont think so. Please help. Thanks in advance Northridge Homes extra costs 2Oct 19, 2006 11:37 am Hi,
We are currently building with Northridge and had to upgrade our provided "M" class slab to a "P" class based on soil tests. We are building the Hudson sigle story, so have approximately 300m2 of concrete floor area, and the cost to upgrade was nowhere near the $10000 you state that you were quoted. I would suggest you query how they come to that number. The 300cm fall is the allowable drop from one corner of your block to the opposite corner. Both of these requirements are pretty much standard no matter who you choose to build with. As an aside, we have had very few problems with Northridge. They keep us informed of the building progress, and generally meet their deadlines. cheers, Chris Re: Standard inclusions for Northridge homes 3Nov 18, 2006 1:18 pm How long does it take for the paperwork and soil tests to be sent out once the initial deposit is made?
Were there any probs you had with Northridge? Anything that I should look out for. Thanks. There are plenty of builders around my suburb. I'll make sure to do some door-to-door knocking, or note their building details on the temp fence. 4 4737 What we have done in a few theatres ( including my own) is run 2 layers of 13mm gyprock, but sounds insulation especially for the bass is really tricky as a lot of that… 4 2549 Ask for references and speak to them.
