Just photos on the net. It's a small town and they'd know I wasn't a buyer. Anyway I'm amazed at the shocking standard of some of the photos I see especially here. Poorly taken and with personal items, messy towels, junk on bathroom sinks, cluttered kitchen benches with a used cup in the sink. etc etc
One house you could see the pj's poking out from under the pillows on the bed and there was clothing tossed under the bed that hadn't been edited out. or that they could have asked the owner to remove. It has happened too often to be something that is a rare thing. Sinks full of dishes, cluttered tables and kitchen benches, pets, people, dirty clothes all feature in our local real estate agent pics. I keep thinking maybe I should offer to handle their presentation & photo side of things!!! We are in this situation...do we spend a bit to do up this place before we sell or not. (not that we will have any money left after building ) All of the advice we have been given is..."No". Very rarely do you get your money back...especially for the expensive stuff like kitchens and bathrooms. Don't get me wrong, we will be tidying up our house...new paint in rooms that are looking really tired, making sure the garden is presented at its best, decluttering...However... we desperately need new carpet (after 4 kids) but won't be getting any, as how do we know what a new owner will like...we prefer to let them "make it their own" Having said all of this, we don't expect to get the same sort of price as a newly renovated house 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: Do you notice defects in homes? 24Nov 12, 2008 7:05 am 'chelle our last house was rather tired after 19 years and I think our EA's gave us some good suggestions as to what to do and not to do. ( the ones we picked and the 3 other sets that came and gave us quotes) We were told to
-fix leaks, -paint and /or touch up where possible, -clean up the garden at the front garden - add colour, mulch etc etc green up lawns, added 2 big flowering plants to the patio/paving at the back. etc. to not worry about replacing taps if they looked a bit ordinary unless fixing up an entire bathroom etc because their opinion was that by replacing tapware in a bathroom if the rest of the bathroom looked tired already it would make it look worse. -In our case we considered replacing bathroom cabinets but decided against it. But made sure the shower screen was new ( there was a crack in it) and of course made sure everything sparkled and smelt fresh. -We did put in new carpet in our bedroom. -We had the windows professionally cleaned. wow that made a huge difference -We decluttered. -Made sure robes and w.i.r were very tidy and not crammed with items. -Made sure the bedspreads etc were looking nice not worn for open house days. -Removed personal photos and anything we thought might hinder peoples personal vision of the house. ie we had a collection of photos and prints on a wall in the main living area that were "busy" they were removed and the wall patched and repainted. As a potential buyer I would hate looking at a bunch of hooks needing to be filled. -and of course have a good idea of the type of potential customer that will be likely to buy your home. investor family business couple Many of the things we did didn't cost much at all. Yes that is exactly the sort of thing we will be doing. We painted this house 12 years ago, so it's not looking too bad,(but DS did take a meat tenderiser to the wall in the hallway - why couldn't he have just drawn on the walls like the others ) We redid the kitchen 8 years ago, and have updated the vanity and toilet in the last 5 years or so...so overall it's not too bad...but as I said the carpets are very sad...Oh and the windows don't open and close properly and there are cracks in the external brick work ...I could go on, but I'd better not. We have a year or so before we put this place on the market, so plenty of time to spruce it up a little. When I went hunting I took 3 people with me - one to inspect cracks in tiles and leaks, one to inspect all cupboards and check all taps and another simply to inspect the roof - none of them had any construction experience, just so I didn't miss things One was at the top end of my range and I was appalled at the broken tiles, poor floor coverings, cracks to cornices etc Yes mine has cracks in the cornices but I paid $25k less and will be fixed when I can get my best mate over to do it Trying to make it mine! I probably shouldn’t put this up for the whole of Australia to see, but it was the worst photo I have ever seen in the Real Estate section of our paper. Photo of a bedroom, not bad…..on one of the bedside tables was a jumbo jar of Vaseline accompanied by a big box of tissues. Now what idiot photographer didn’t think to move those items out of the photo, as harmless as they might have been? It conjured up all sorts of visions for me and no doubt everyone else. I was gob smacked. What were the owners of the house thinking by leaving them there???? I spent $30 on a few staging pieces for the book shelving that I really like and am happy to use later. The rest I had in the cupboards. I have taken all my old books out of my bookcase into boxes to take to the second-hand bookshop tomorrow and filled the cabinet again with staging items. Mind you I’m doing a huge cull at the same time. So it’s not so much to do later. It’s not that hard to do. All people have to remember is what you would hate to see in other peoples homes. As a decorator, I have seen a lot! And as a decorator, I know people will come just to look at what I have done in my house without even wanting to buy the place. Maybe I should charge an entry fee?
