I have viewed 3 homes, one I was really keen on…..until I had my viewing! Neat clean and not a lot to do, so I thought. It took me 10 minutes once I got there and walked around the house to realise, wooops, roof is leaking, big time! Inside - once the door opened I smelt it straight away…..rotting carpet and water damage….I went straight to the bathroom. All the carpet skirting the bathroom in the master was rotting. I ripped up the carpet and saw the chip board floor wet and damaged, and that was in the bedroom, imagine what the floor was doing in the bathroom! Not to mention the bearers and joises. And the leaking roof, signs of it in the dressing area of the master bedroom, plus fresh paint on that wall, and more rotting carpet off that wall…….warning signs big time! So the house was given no more thought after that. NOW……all of this going on and the estate agents had no idea! Once I told them the cost of all those repairs, they rang the owner who also had no idea, it’s a rental. This house had an Open Day the next day, and no one picked up the defects I pointed out to the agent! I was shocked!!! I also had to point things out to Candice and her agent when she was buying her home. So my point to this post is…..as a potential buyer of a home, not builder…….how much do you see when you are inspecting homes? What are you missing? I saved myself $530 from not having to get a pest and building report done on the house! How switched on are you with the little things that are quite obvious to me, but are being missed by everyone else. Who said decorators aren’t switched on…..good grief, I have found my perfect bargaining power with owners, for not taking care of the issues that people are missing! Once I point them out to the agent, they are by law meant to pass that info on the respective buyers and lookers to that property! I am learning so much, and am working on yet another niche for my business. Anyone guess what that is? EA's are clueless. After 12 months of house hunting, I've never met one who's switched on and could answer even the most basic questions about a property. As far as looking at places, if it looks and smells old it will need money spent on it. Just about every place I view needs the bathroom, kitchen and laundry to be totally gutted and re-done. That's where the big money is spent. All other rooms are basically 4 walls, a floor and a bit of electrical. My question here is, why don’t the owners spend the $$$ to get a better price for their homes? The one I’m interested in now needs all of the above done, but I will use that to my advantage, but they have neglected to look into to the gutters also. They all need replacing and are leaking! The house is so neat and clean, you could eat out of the cupboards I was so impressed! BUT, the cobwebs have taken over outside, probably holding up the gutters! So don’t people look up when getting their homes ready for a sale? And yes, I have asked questions that I would assume the agents would want to know, and they can’t answer them for me. I see it as viable, the agents that have been through my house don’t move past my entry before say…..oh yeah top end here, sell this no problem. My house is an average home, but it has been decorated and styled, which gives it the edge. You don’t have to spend any money to do this; it just means taking the crap away and de-cluttering and taking notice of things that pull your home down. When we live in our homes for a long time we tend to miss things that we see every day, that’s why its good to get fresh eyes in to give the edge. By the time we were ready to go to an agent we'd already decluttered a lot by hiring a storage unit for a short term...but they did provide this service and whilst there wasn't much that she said we actually hadn't already done there were a few good tips....and judging by other houses we looked at....a lot of things that many others don't consider. Otherwise you have lost a potential buyer! Looks like you and Dan are on the ball, but how many people are not? I feel sorry for them. After seeing what I have seen, I am truly amazed at what is on the market and the lack of up keep to their properties. One house I just laugh at while I was viewing it, the agent is in my ear saying…..but you could do sooo much. Yes I said, the soooo much is what I’m laughing at! Get real! Some people need to sell quickly. That will happen more as the crisis hits next year. Not dealing with trades people is also appealing. But if you do up the bathroom/kitchen, where do you wash and cook in the mean time. People don't have another place to go to, so just selling up is like cutting your loses.
