Browse Forums Renovation + Home Improvement 1 Jan 03, 2020 4:28 pm Hi all, My wife and I are expanding our family home (currently 3x1.5 single fronted Edwardian well position at the front of a 250sqm block roughly 8x30 - rear lane access but limited to small trucks) to add an extra 2 bedrooms and a bathroom on top while losing 1 bedroom downsttairs. The broad size of the job is 120sqm - 50sqm for the upstairs bit and 70sqm to open plan the living area/kitchen downstairs and renovate it. With a project like this it can be hard to give any m2/$ estimate due to the amount of variables at play. Rather than go with a designer builder, I'd steer to getting an architect onboard to provide a great design that is documented well. Then seek out the builders to price accordingly, with good documentation you will get the best price for the work at hand. You will need to remember that contingencies are needed especially in these types of project where you may find a few unknowns. PM if you need any direct help. I am living in Ryde Area in Sydney. The builder we are working with is Keystone Home Addition, the reason to choose them is because they have really good Facebook and google reviews and their design looks pretty good. Around 105 Sqm addition, include 1 master room with walk-in robe and Ensuite, 2 bedrooms with robe, 1 bathroom, 1 big living area and one covered Balcony, ducted air con for ground and first floor, the estimate is around 303K. Dec 2019, James from Keystone visited our place and drew some ideas - which is exactly what we want. Jan 2020, development certificate received from Council, forwarded to Keystone, thus they will find out if they can do the addition per our requirement. Next Step - pay $880 for formal concept plan and fixed price quote. Will keep everyone updated.
