We like a house but my wife's ideal dream home is to have high cathedral ceilings
the house we like doesnt have that ( one we are looking to buy)
Is it too big of a costly job to change maybe one room to a high cathedral ceilings?

It depends does the house have a pitched stick roof or a timber truss roof?
It is possible to remove the ceiling joists and put in a false Cathedral ceiling within the highest point of a stick roof, not so with a standard truss roof

if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere…
